That may be any kind of civic issues or area under the radar of Earthquake zone. Many aspects ,point are there to check, verify before buying any kind of residential or even commercial projects.
Yes Pavan, I agreed with you. Like for example Chennai , suppose you are planning to invest on high rise apartments , then you must cross check some key factores/points . So when buying property in each metro one needs to keep in mind the key aspects/points that can prove really problematic.
Aspects you verify :- first is Soil- water test :- Soil-water test report is essential as it has a long term affect on the quality of construction. It is prudent to have a soil and water test conducted before commencement of design and construction of any building in the city. This enables the architect to plan a suitable construction that can withstand the existing mineral and water content in the soil .
Yes Mr Rajnikanth, this test analyses the nature of the soil and based on this report the structural design of the foundation/structure is designed by the structural engineer. Similarly‚ a water test certifies the quality of water in the water table and its suitability for construction. If the water is not suitable for construction and is of poor quality it can prove detrimental in the long run to the life of the structure.

Check with your developer whether your future home is structurally designed and constructed as per currently applicable seismic zone norms. Ask for the construction plan and get it checked with a seismologist.

As per my knowledge, the overall project is first shown in one or more overall views drawn in large scale‚ showing the region or vicinity in which the project is built. These overall regional plans are then followed by multiple detailed views of the project depicted in a more detailed manner.

In my point of view, Often, when reviewing the finer detailed aspects‚ developers lose track of the basic plan. As a buyer you are entitled to the key plan details and as the prospective resident it is your right to ensure it is carried out to the last promised detail .

As per the Development Control Rules (DCR)‚ the permissible total built-up area in any project is a proportion of the total land area and this proportion depends on aspects like road width‚ frontage and neighbourhood to name a few. Any project exceeding this permitted built–up area will be a Deviation and liable for Demolition.

But several builders offer space saving designs for flats, in case contacted at the construction stage. Even if the square footage that you pay for is relatively less, these flats are designed to accommodate moderate alterations even if it includes adding an extra beam within for more support as long as there is no basic change in the original plan.
After reading everyone's statement i understood that ,there are two things that buyers need to safeguard here, what they want and what can impact their house in case a small demolition is done in the surrounding apartments within the complex. In case of the latter, though you may not always be able to prevent it, it is essential you incorporate added secure constructions to have a well constructed home.
