Q: I am planning to have a villa in OMR. I saw this builder advertisement XS Real Villa boutique. I want to know about this project & builder.

Hi Mr Venu,
As per my knowledge, XS Real Properties, launched Villa Boutique in Srinivasa Gardens at Padur on OMR near Chennai spreading across an area of 100 acre, and offering about 23 villas. This project offers 3 BHK apartment , area ranging from 2364 sq-ft to 2371 sq-ft. Builder quoted price is around 5900/sq-ft to 6000/sq-ft. Expected possession of this project is around Jun 2015.

This project is located in one of the prime residential decent location. This restricted neighborhood is elite and exclusive much like its residents. The Mahabalipuram Local Planning Authority and the local panchayat body approved the project and the villas will be of basic vaastu compliant and will allow customization within technical limits.

As per my knowledge, this project is a small & unique development in OMR. The Government of Tamil Nadu has established Special Economic zone in Siruseri (SIPCOT – a 1000 acre ,IT SEZ) which boasts of big corporate giants like TCS, CTS, Patni Systems, Syntel and many more.

According to me, this project offers various amenities such as clubhouse with a terrace swimming pool, gym, a combined indoor games and party hall, besides common water and sewage treatment plants and DG power back up for each villa and each villa will have two car parks.
