How adyar is treating to investors ?

What is the current rate per sqft going on in Adyar? I just want an idea how much will be the price of a 2 or a 3 bhk unit in this locality.

Currently the rate per sqft going on is Rs 11,989. The price of a 2BHK units with area ranging from 770 - 1,252 sq ft will costs you in between Rs 56 lakh to 1 crore. The price of 3-BHK units with area ranging from 1,329-3,250 sq ft falls in the price bracket of Rs 1 crore and above.

It is quite a costly locality in Chennai and you will hardly any one bedroom apartment. I am looking apartment for rent, any idea how much do I have to shell out to rent an apartment.

I second you Mr Ram, it very tough to get one bedroom apartment in this locality :(

For a 2 bhk the rent will be in between Rs 18,000 to Rs 40,000 and the rent of a 3 bhk unit will be in between Rs 28,000 to Rs 50,000. The price may vary depending on the size of the apartment you are looking for.

Hi Mr Venu,
As per my knowledge, Adyar is one of the posh locality in Chennai , which has all daily basic amenities like school, college, hospital & banks nearby. For investors & end users this place is a gold mine . Situated in a prime location it always attracts IT people ( for rent) , home buyers & investors. From connectivity point of view, this place is easily accessible by city transport & train.

I think now Adyar real estate market is treating very well to investors & home buyers. One of the most prime residential location of Chennai, Adyar had lost its grace as a residential address largely due to unavailability of new projects and over-crowding. However, ever since the re-development started in Chennai, localities in the central parts of the city have been witnessing new projects in the market .

New housing inventory by the process of re-development has re-generated interest among buyers in Chennai, who could very well afford the location but hardly had any choice. Also, those who wanted to stay in the locality but were short of choices due to lack of smaller houses, have more options now.

As older independent houses are being demolished to be converted into structures having three-four floors, comparatively compact sized apartments are also available now. The fact that some of the new projects that are coming up offer a host of amenities such as concierge services, Turkish baths and gymnasiums has sparked the buyers’ interest, who are interested in such products.

According to me, another factor that has contributed towards reviving interest in the locality is the recent cleaning of the Adyar River. The drive to clean the river that was initiated in the beginning of the year has certainly helped localities on the bank of the river. Adyar is one such location.

In my point of view, the rising rental values is good news for investors in the area hoping for healthy rental returns. Though the inquiries for rental accommodation has always been there in Adyar, there has been a slight increase in the last few months along with increase in the conversion rate. Rental interest is always high in Adyar .

Though this place has high demand in rent, that has encouraged owners to increase the rental values. The continuous demand for rental accommodation in the area comes from the locals and IT professionals. It is their aspiration to live in one of the premium localities of Chennai that pulls middle-class and upper-middle-class families to this area.

In my point of view, another reason why Adyar having more demand on rent is it's location. Adyar’s proximity to the IT corridors situated along the Old Mahabalipuram Road (OMR) ensures rental demand from high-end IT professionals. Easy accessibility through road, rail and MRTS also plays a major role in the area’s popularity.

As per my knowledge, this place is well connected to the Rajiv Gandhi IT Expressway and Sardar Patel Road ensures road connectivity, Mass Rapid Transit System (MRTS) connects it to Besant Nagar, Nungambakkam, T Nagar, Anna Nagar and Oragadam.
