Yes the internal road situation is very bad. All that needs to be done is for a 2 to 3 km road to be built from Manikonda - Puppalaguda to the ORR. This will make things soo much easier. There are so many internal roads that have to be rectified this way. This will take 2 to 3 years time but hopefully it will definitely happen. It is much needed.

Oh yes, the government is definitely planning on relaxing the GO111 rules in the village areas, especially in the western part of Hyderabad because there is hardly any land available here for development of new projects. The GO111 rule needs to waived especially when it comes to the inner side of the ORR. This will make thousand of acres instantly avilable for project developments.

Another major thing that the government wants to do is make the radial and internal roads better. For example the Manikonda - Puppalaguda region is in a horrible state right now because of the road situation. People here have to travel the narrow pipeline road, go to Raidurg and only then reach Gachibowli. what a waste of time and fuel.

Have you heard about GO111? Initially it was there to protect Osman Sagar and Himayat Sagar catchment areas. But now, after the construction of the ORR, the government needs to understand that changes must be applied. Reason is because the ORR is now completely blocking natural flow of water to most areas..

There's some 10 km upstream rule that was implemented by GO111. This prevents any construction alongside the ORR. Now all the land there is basically unused, sold by farmers or barren. This is awful because it hampers many projects that could have been constructed here that would have been extremely beneficial to the realty market of hyderabad.

Hey. If you really want to know about illegal properties, you should take a drive down Madhapur Ayyappa Society and Manikonda - Pupplaguda belt. You won't believe the number of encroachments there. Not only that, you will also see the consequences of these constructions and the havoc that it has caused. But now the government is planning on being very strict about this. ABout time if you ask me.

Yes that is so true. You know..if more people start purchasing property in illegal properties for cheaper, people who actually buy in the legal market for properties that were legally constructed end up paying a bomb. they pay a lot. ultimately this reduces demand for legal constructions and more people start to invest in illegal properties.

There's another huge problem in the real estate market of Hyderbad that needs to be abated asap. this is the illegal constructions. Encroachers and encroachments are on the rise. Black money is used to acquire properties in multistorey apartments and residential projects that have been illegally constructed.

Yes but now the new government is surely banning this. The high charges levied on high rise structures will definitely be revised. Only once this rule has been reworked or completely removed, will Hyderabad's real estate market ever emulate that of another Indian metropolitan city or International city..

Do you know why Hyderabad has only one or teo tall structures? Because of a very stupid rule that was carried out by the old government, where buildings that grew taller had to pay extremely high amount of money. A fast developing city needs vertical growth not horizontal growth. If the latter is carried out, then this would just eat up all of the land, not to mention the infrastructure.

vertical growth will come when the government strictly disallows new plotting activities around the cities/towns.. farm land should be used for farms.. Plots in inner city are unbuilt/undeveloped why is the city getting extended? Plotting activity should be done in a more phased manner and with proper approvals from non corrupt governments... which ofcourse is impossible in india

Yeah the fact that internal roads can't have easy access to ORR is unbelievable. Especially considering that even busy national highways don't restrict access to it from land located along it. So many projects along the ORR that take up thousand of acres cannot be carried out because of this idiotic rule where there can be no access to the ORR from the side roads.

Haritha come out of the rural mentality that most of us indians are in..already india is the capital of road accidents and illegal driving bacause of this sick mentality...go visit some other countries and see how expressways are built.. just because some idiot wants access to expressway they dont give it.. there are rules to how suburbs and communities are built and have access to expressways.. the hyderabad ORR is the best international standard road india has and no one should change what is happenning there.. if possible they should collect more toll and look for extending it by few more lanes or towards ghatkesar ettc.

Another plan that the government had in store for telangana was enabling access from ORR service road to all the areas that it passes. Now this is laughable because this will be a 100 year project and that is provided only if the government takes it up seriously, which is doubtful. But according to the master plan, the internal roads that need to be constructed passes through occupied land. Acquiring all of this land is no joke and will take forever. it is a complicated process.

Yes this is true. 1000s of acres of land are now unusable because of this minimum land size restriction. And now landowners are finding it extremely difficult to find any buyers because no developer is interested in developing such small size land spaces. By rendering land unusable, the government is actually taking away the fundamental right of citizens to sell their properties.

There's another very bizarre rule that the previous government had implemented regarding plots and villas. The requirement for roads for villa layouts need to be 30 feet long and for plot developments, roads have to be 40 feet long. This doesn't make sense because villa layouts will have more traffic that will also start much earlier on.

Yes in relation to that, the new government is trying to remove these road disparities because it is making the cost of plots very expensive as the sellable area for the plots have reduced. And now of course, there's a 40 feet road here. Most of these plotted developments are empty and vacant also.

The government should apply upto 5% per year taxes/fines property value for unbuilt lands.. in most of the western countries that is the case.. Bloody in areas like kondapur gachibowli plots are going unsold for 1-2 years, no real building activity going on in these areas and idiot developers are selling new lands between city and mokila etc. so when do you think the land between gachibowli and mokila be fully developed?

Hey. The Telangana government is eager to boost the real estate market of Hyderabad fast.. So they've come up with many steps to go about this such as reducing the minimum land size required for layouts, removing road disparities, widening all radial roads, preventing land encroachers, and direct access to ORR from any part of Hyd.

I think the first thing that the government is trying to work on, is removing the size restriction for acquiring layouts. The minimum size required for plot layouts is 10 acres and fo villa layouts it is 5 acres. This has literlly led to bottling up of land near the suburbs and people are finding it difficult to sell their properties.

these rules need to be looked into on a suburb by suburb basis..I dont expect the government to make changes with plotting rules near mokilaa/adibatla etc?
