Hey Cherlapally is quite close to the Warangal highway. to be more specific, it is about 15 to 20 km from Hyderabad Warangal Bhopalpatnam Road in Narapally, Hyderabad. This particular highway is sparking a lot of real estate activity as it is being developed as an SEZ zone and many upcoming projects and industries are setting base here. this might eventually positively affect the real estate sector of cherlapally.
So in terms of social infrastructure facilities, schools situated around cherlapally are atomic energy central school, bachpan play school, hcl dav public school, krishnaveni talent school, and haindavi public school. Hospital nearby include CIPET hospital, and ESI Hospital in Mint Township. Sriya multispecialty hospital is also pretty closeby.
See, it's not like Cherlapally and other industrial areas don't generate a substantial revenue. But most of this revenue goes to paying government taxes. now there is demand for industrial property, but the availability of this land is limited. so now prices for industrial land are so expensive, almost 1 crore per acre.
The biggest problem that most industrial areas in Hyd are facing right now, including Cherlapally, is that these areas are surrounded by residential areas. so because of that, the residential areas are also competing for infrastructure facilities. less resources are thereby given to the industrial areas, so the rate of growth is very small. investing here might not be the best idea..but then again it depends on what exactly you want to invest in.
the government is one of the biggest stakeholders of the industrial sector, so ideally it should ensure there is smooth functioning of the industries at all times. real estate development is directly proportional to industrial development of the city. Places like Cherlapally are vital in Hyderabad because of this very reason.
Because of the political issues that the state faced recently, it took a toll on the industrial sector in Hyd. Now the city is trying to revive all that in order to facilitate fresh global investments. Thing is that small scale industries offer more employment opportunities than big scale industries but deriving the benefits out of that is difficult.
Cherlapally is the biggest industrial area in Hyderabad that has around 5 industrial phases with more than 1000 industries. there are about 125 industries registered with Cherlapally Small Industries Association. So this area has a lot of scope and potential and is going to be given a lot of focus.
What I really don't like about Hyderabad as of now is that the rate of industrialisation is falling. In fact, there is barely any land available for industrial purposes. Now most of the land is being taken over by banks, second sales or sick areas. So obviously places like Cherlapally will suffer.

Firstly, there are many villas in cherlapally. about 30% of the property units are villas, 27% are independent houses, 26% are plots, and only 16% are apartments. Silver Oak Bungalows is quite a famous housing project in Cherlapally.
For the past few years all the manufacturing localities of Hyderabad have been suffering a lot because of lack of resources. There have been constant black outs, power cuts and lack of water supply, which are essential for the manufacturing process. so places like Cherlapally, Mallapur, Balanagar, Patancheru, and Nacharam faced many issues. The service sector / IT sector was what was the prime focus and manufacturing sector wasn't given as much importance. maybe this is a reason for the price depreciation?
Hey in Cherlapally, the average price per square feet is around Rs 2400. Or even less than that. But there has barely been any price appreciation and I don't think there are any upcoming infrastructure projects here either. the locality is located about 16 km from Hyderabad, but is quite close to the popular locality of Miyapur.
Yes but there is a Central Institute of Plastics Engineering and Technology as well as Tata Institute of Fundamental Research in Cherlapally. So lot of research and education is being undertaken here. Actually what the locality is really famous for is the Cherlapalli central jail. I don't think this area is actually very safe, because recently only I read in the papers about some murders that took place in cherlapally.
I'm not really sure why you would want to invest here because there isn't much to do here. But I saw on this website http://www.commonfloor.com/cherlapally/hyderabad/locality/7iqqh2/price-trends the property rates and it seems extremely affordable.
Yes prices are cheap, but I've noticed that price has been depreciating in Cherlapally so I don't think you should go in for any short term investments in this locality. Majority of the property type found here are villas and plots.
There are quite a few commercial establishments in Cherlapally. For example there is Hindustan cables, HPCL Limited, Vimta Labs, Food Corporation of India, Electronic corporation of India. So for all this, Cherlapally has an industrial association also. but in terms of social infrastructure, there is barely anything at all.
There is Cherlapally railway station in cherlapally. it is about 5 km from this locality. then there is also ghatkesar railway station, which is about 15 km from cherlapally. But Rajiv Gandhi International Airport is far away from here, about 40 km from cherlapally. That's quite a distance.
Not many people actually reside in Cherlapally because it doesn't have many residential projects as such. many people who are working in cherlapally stay in the areas that surround this locality like DAE Housing Colony, NFC Residential Colony, TPS Colony, Nagarjuna Colony, and Green Hills Colony. It is primarily just an industrial area and is currently not being developed as a residential one.
Basically cherlapally is a village, which is part of Nalgonda mandal, Nalgonda district in Telangana. this area is somewhere in the outskirts of hyderabad. it is mainly being developed as an industrial area. lot of manufacturing units and processes takes place in cherlapally. Not too sure about the property rates here, but I am sure it is very affordable.
