Q: I am hearing about some news which says many illegal buildings are present in Coimbatore, and some probe has led to discovery. I want to invest in the real estate market here. Please give me some more info about this issue.
There is this body called DTCP (Directorate of Town and Country Planning). They have said that the defaulters in education sector cannot be punished. Because the students future is involved, you cannot seal the universities off. The LPA also has complained of being short of staff. But the illegal buildings need to be cleared. The realty sector will take a blow otherwise.
As suspected, the main culprits here are the educational institutions. Especially when Coimbatore is getting more and more engineering colleges every year, there is massive land acquisition going on. there is a one time infrastructure and amenities fee around Rs 285 per sq m which the institutions forego. They apparently get sanction from the AICTE (All India Council for Technical Education) for conditional operation.
There could be political infuences in these issues. When the government changed, there are new probes and righting of old wrongs. There are some buildings constructed on agricultural lands without taking the right conversion approvals. There are schools and hospitals too in this list.
Yeah. I read about this news recently as well. There aer many reputed residential projects also in this list. They did not respond to the notices and the LPA also didn't do any follow up. Buildings over 4000 sq ft area need separate approvals. Right now LPA is caught up with the plan deviation issue.
The Local Planning Authority has been getting a lot of focus now. They have claimed that in 2011 they identified 177 educational institutions which did not have the right mandates and documents for going ahead with the construction. There are also 107 commercial and residential buildings in this list. So they sent notice, but no action was taken otherwise.
Apparently there are 243 illegal buildings in Coimbatore which are continuing to be in use. They had been served a notice 3 years ago. 3 years! Can you believe? I think it is important for the customers and buyers of these projects to cross check such discrepancies right at the start. What if they are asked to raze all these buildings??? I hope there is a constructive way out of this issue.
It is true I think. I read in the recent news last week as well. Quite a few illegal buildings are present in Coimbatore in various pockets. What really bothers is that they have residential and social buildings in the list as well.
Seriously? Just now I heard about some notice issues in Coimbatore real estate projects. Buildings deviating from the approved plan and all that. But if there are whole buildings that are illegal, I wonder what the authorities are going to do about it. Apparently all this probing is happening after some building collapsed in Chennai and 60 odd people died.
