Requirement for inspection for Coimbatore property

Q: Hi friends. I am looking to sell a property in Coimbatore. I am going to ready the place for sale, but I wanted to know if there is any inspection involved in the document registration.

There is building inspection also, like someone mentioned above. If it is a village building exceeding Rs 50,000 in value or a municipality/town panchayat/ corporation building exceeding Rs 2,00,000 in value, then there will be inspection. Any difference ni value during inspection will lead to a separate differential duty and compounding fees.

See, is your land having any agricultural background? That is important. Because from what I know most of the land inspection occurs in these cases. Sometimes the sale of agricultural land below 20 cents, or conversion of whole agricultural land into housing property etc will lead to inspection. If the document bears any agricultural value, then the sub registrar will inspect the location and reset the valuation.

There are two types of inspection in the property documentations. Land inspection and building inspection. Both are separate scenarios. A land inspection is generally carried out in one of the following cases: when the house site is suspected of any charges or value of the property is not available in the guideliner register for the respective survey number.
