Hi Javed,
As per my knowledge, Nanganallur is the well known place of Chennai. It is an excellent place with all the basic facilities like schools, colleges, hospitals are nearby. Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Nanganallur is one of the most promising location of Tamil Nadu and newly constructed road and all basic amenities within reach.

According to me, Nanganallur situated towards South-East Chennai, is probably one of the oldest residential localities to be developed in the city. Nanganallur is just 2-3 km away from two upcoming metro stations at Alandur and St Thomas.

Hi Javed,

As per my knowledge, Nanganallur was one of the first localities to have developed in the city. However, as development picked up, Nanganallur became more and more congested leaving very little land for new projects. Thus, people, particularly the new generation, started moving out.

According to me, in the last few years developers have started re-developing the older independent houses into apartments. Developers have also started buying small parcels of land and developing it as one. This has attracted buyer interest from those who had once moved out.

Yes Mr VKumar, you are right . As per my knowledge, Nanganallur has all municipal facilities like metro water and street lights. This is well planned residential area and well set for future development. Locality is good in terms of safety and security. Good in transport facilities too. Having trains and bus facilities near by.

Nanganallur is a very decent locality. Call it as temple town. Famous Anjaneyar Temple Hayagrieer temple, Lakshminarasimhan Temple, Devi Karumari Amman Temple etc. This place is very useful for persons working in airport and other IT people working nearby. Decent locality recently comes under corporation limit. Corporation, metro water connection provided to all residents.

From connectivity point of view, the locality is well connected via the suburban rail network and buses. It is well connected by trains, buses and public transports. Transport facility is also good in this locality. Nanganallur is a well planned street, appreciation for land is high.

In my point of view, investors, particularly NRIs, are also looking at Nanganallur as a potential investment destination. The locality has witnessed an exponential growth in capital values in the last few years. In year 2009, the average residential price was 3100/sq-ft . Price was mostly increased in year 2013. In year 2014, this price has touched 6450/sq-ft.

It is advisable to notice that the difference in price quotes by different parties would be due to the presence of more re-sale properties and high demand. So ensure to check all legal documents & visit site personally , before investing.

As per my knowledge, even though new projects are less in numbers, buyers are showing more interest for re-sale properties as well. This increased demand and limited supply has resulted in the hike in prices over the last few years.
