I am agree with both of you. Undeniably, high rises satisfy the drastic demand of rentals in cities to an extent, they are excellent places for short stay. The prices of the flat are less compared to an individual house in the cities. Most importantly, it diminishes the demand of daily commuting and its associated stress and tensions. These places are blessings for people who are supposed to live and work away from their home.

Advantage of a high rise flat:- 1) High-rises are often located in premium neighborhoods that affording a single family or walk up unit would be extremely expensive. Secondly, living in a high rise often gives you walking access to great restaurants, public transportation and possibly your place of employment.

Disadvantage of a high-rise apartment:- In a high-rise you commonly have neighbors above, below and to both sides of you. Obviously this can be a positive, but it has the more potential for trouble than when you neighbors are close and partying all the time, or perhaps worse, they could complain every time you have 2 friends over for a couple drinks and aren't dead silent.

I agree with you Balwinder. Highrises often have restrictions on pets. You can not leave ur pets and can go for a long trip.
But if we see the positive side of the highrise flats then we find that most highrises will have a professional 24hr door person, which is good security as well as ensuring you get packages that are delivered to you.

Hi Santosh,
According to me, let the municipal department cross check the requirements , then only they will give the building permit. Then based on the actual construction plan the completion certificate will be given by the builder. Even that has to be certified by architect, structural engineer or civil engineers. Then Occupancy certificate will be given to the builder by Municipal department. So their are codes for high rise buildings & for every building to avoid earthquake or any kind of natural disaster.

Hi ,
I think these codes should be applicable by all developers and builders. Government bodies & local authorities should implement these guidelines & codes to all high rise residential projects & then only high rise apartments will be safer to stay. I believe local bodies or municipal corporation should inspect whether these codes are being used by builders or not. And government bodies should strictly take action for those avoiding these guidelines.

Recently I read in news paper that, the residential properties should be planned, designed and constructed under better supervision for quality and safe development relying upon the area of the building defenseless against earthquake, landslide, cyclone, flooding risks, etc.

That's absolute right. No body wants their house to be unsafe. If we will be little conscious while constructing our dream home or buying any property then we could avoid risks to our life. So for this property should be designed by architects, civil engineers as well as structural engineers. Those designs has to follow building by laws of city or national building code of India.

As per my insight, the most imperative documents & papers need to check before purchasing any apartment in tall structures are sanction site plan, sanctioned drawings, copies of title document, occupancy and completion certificates, commencement certificate, sewerage clearance certificate, traffic clearance, NOC/Clearance from ULC/IT/Pollution Control/Fire Control and other authorities. Attempt to evade the ground and the highest floors.

These are the agencies whose proficiency dictate how high a building could be in any particular city.
