Anish Calieda Project in WhiteField

Q: I am planning to buy 30X40 Plot in Anish Calieda, off Whitefield. Can somebody please provide feedback about the developer, as they seem to be new? Any prior experiences? Is this worth investing and are the papers clean? They claim this project has been approved by BMRDA aka (MPA) Malur Planning Authority.

I am planning to buy a property in Thanisandra Main road and have short listed few project. Anish Calieda is one of my short listed projects. I need feedback about the locality before investing.

Thanisandra Main Road also has thriving social infrastructure, with reputed institutions. For example, In the year 2004, the rate of the plots in this locality was around Rs 400 per sqft. and by now the rate per sqft price has gone upto Rs 5000 per sqft. You can definitely expect very good appreciation in this locality.

All looks colorful until you are trapped by paying the booking amount. After that film starts with a pain in the wrong place. More story and fact is here.. please go through the blog and then take a decision to invest in this property.

Thanks Sikandar & Vasanth. Just wanted to check if it is worth going for it while awaiting for approval. I have already issued a cheque for 1 lac and have been provided property papers for verification which lawyer is reviewing.

Is it difficult to get 1L back if lawyer says "No" or I decide Not to go ahead with it? Appreciate all your input and help on this.

Also, if you can help me with BMRDA approved properties who can be trusted around budget of 13 lacs excluding registration would be great !!!

Will customer who buys plot/villa in these projects end-up like me still waiting for more than one and half year to get it released?

Amoda are promoters of N.H.Bhaskar Reddy and N.H.Prasad Reddy with N.H.SARABHA REDDY (Triangle Realty Ventures)

Last year, March 2013 I went with an agreement to buy the property with initial 25% booking on the property in Bangalore near Chandapura. They said few are unreleased and within 2 months it will be in release mode but you can book, so booked it. Till now its not released and they are pressuring to go for registration as BMRDA is asking more money or meetings with them will take some more time. I had talk with the Amoda team and they are demanding another 25% amount (total of 50%) as they are in less fund to develop or they are ready to refund.

I got to know that since the price have gone higher they have strategy to take back and sell at current price. When asked for refund they will be giving back the amount whatever we had given without paying any extra amount.

They are earning profit with customer amount and this is not the first time and earlier properties were also had similar issues ! not sure. Aishwarya properties V. Bhaskar Reddy and B.H Bhaskar Reddy are the same?

I suggest not to go with this property or else you will end up like me and couple of guys. You can contact me on 9845265232.

HI Vamshi, Yes the project has been approved by (MPA) Malur Planning Authority. Anish Projects is mainly into land development and is specialized in developing premium residential and plotted layouts. They have clear titles and all the required approvals from the competent authorities.

It seems they are going to get BMRDA approvals after 6-7 months and banks like Axis, ICICI, PNB and Indiabulls have approved the project.
