Hi Javed,
As per my knowledge, Chennai, hub of many IT/ ITES companies is a floor for real estate boom in areas like OMR and GST Road. These are the two areas where one can find the most number of IT giants and automobile companies that are setting up their base, this has led to increase in demand for homes in Pallikaranai.

In my point of view, Pallikaranai has emerged as India’s 11 largest destinations for property investment in residential sector, and it’s estimated that there might be an increase by 93% over the period 2012-2017. Pallikaranai is well connected to other parts of city through road and rail. One can travel comfortable to their destination via Velachery MRTS, which is just a few minutes’ drive from Pallikaranai. Other localities that surround this area are Velachery, Medavakkam, Madipakkam, Perungudi and Thoraipakkam.

Pallikaranai has some good schools in its vicinity, Sree Sankara Bala Vidyalaya is nearby. Reputed colleges like, Asan Memorial College of Art and Science, NIOT (National Institute of Ocean Technology), and Sree Balajee Dental College are part of this locality. In health care, it takes pride in having hospitals like Kamakshi Memorial Hospital (Special cancer institute) and V-Cure Hospital.

According to me, Palikaranai was included in Chennai Metropolitan Development Authority (CMDA) in 2011. This place is situated very close to IT corridor and MRTS Velachery station. The upcoming SEZ at Pallavaram-Thoraipakaam ring road, which will connect big brand companies like, HCL, Wipro, Siemens, Cognizant etc.

Infrastructure project that are ongoing, like monorail, outer ring road and metro railwill surely improve the connectivity. Plan proposed for Outer ring road that will link Pallikaranai with OMR. Apart from all above, Pallikaranai has very good connectivity to South Tamil Nadu via Tambaram.

@ Javed,
As per my knowledge, Pallikaranai is becoming a location for IT people. Many IT company & IT Parks are nearby. So rental demand will be more in this location. There is no civic issue in this location. As this place is developing , so if there will be any kind of water or sewage problem, then that will be taken care by CMDA .

Hi javed,

It has been noticed that huge number of investors & home buyers are attracting towards Pallikaranai. In year 2009 , the average residential price of this locality was around 3550/sq-ft . After many ups & downs , in year 2014, this price touched around 5600/sq-ft. There is a significant increase in this average price of this locality.

Daily basic amenities like school, college, bank & hospitals are nearby.
