Q: Ashiana Housing has entered into a joint development agreement with Escapade Real estate to develop a senior citizen living & group housing project.

Ashiana Housing is going to make its entry into the Chennai's realty space by launching residential projects, one of them targeted at senior citizens. The company has entered into a joint development agreement with Escapade Real Estate to develop a senior citizen living and group housing projects in the Tamil Nadu capital. This JV project will have some impact on Chennai Real Estate .

Ashiana Housing has has signed a development agreement, on revenue-sharing basis, with Escapade Real Estate, a Group company of Arihant Foundations and Housing, for developing senior living as well as regular group housing projects. Chennai is an emerging destination for senior living homes in southern part of India.

As per my knowledge, Ashiana Housing was established in Patna in year 1979. This first organized developer in Patna started Jamshedpur operations in year 1985. In year 1986 this builder became incorporation of Ashiana housing & Finance ltd . Ashiana Housing is one of the reputed & well known builder in India Real estate Market.

In my point of view, This builder has already delivered over 80 lac sq-ft of residential & commercial space in major locations like Bihar, Jharkhand, Uttar pradesh, Rajasthan,Delhi-Ncr, Mumbai & Greater Noida. Ashiana Housing is doing this senior citizen project with Escade Real estate which is a group company of one of the finest India builder , Arihant Foundations & Housing.

As per my knowledge, this New Delhi-based realty firm currently has four retirement housing projects in its portfolio - one each in Jaipur and Lavasa in Pune & two in Bhiwadi in NCR. The BSE-listed company has so far delivered over 118 lakh sq ft of property and has more than 97.3 lakh sq ft under development.

Hi, Guys,
I heard the news that Ashiana Housing would invest 750 crore in the next 3-4 years to develop four new housing projects in Haryana and Rajasthan. Ashiana Housing, which focuses on the development of homes for senior citizens, has planned four new housing projects at Jaipur, Bhiwadi, Sohna-Gurgaon and Neemrana. 2800 apartments are going to be constructed in this project.

Yes Lekshmi, you heard right . Ashiana is going to construct this project with 2800 number of apartments. They are launching four housing projects in the second half of this fiscal, of which one would be for senior living. The total project cost would be about Rs. 750 crore and the same would be funded through internal accruals. The projects would be delivered in the next four years.

Hi,
You may ask why this 750 crore will be funded through internal accruals !! The reason is ,use of accrual accounts has greatly increased the amount of information on accounting statements. Before the use of accruals only cash transactions were recorded on these statements. But cash transactions don't give information about other important business activities, such as revenue based on credit and future liabilities.

Hi,
As per my knowledge, by using accruals, a company can measure what it owes looking forward and what cash revenue it expects to receive. It also allows a company to show assets that do not have a cash value, such as goodwill.
