Dude even the Forum mall is nearby. Hospitals are also there, which is always a winning factor for every locality. Nair's Hospital, Mary Queen Hospital, P.S. Mission Hospital and of course the Lakeshore Hospital are quite efficient healthcare facilities present here.
Not just schools, I think the number of commercial establishments taking care of the residents' daily shopping and entertainment needs is another reason why this is a prime investment location. There are Four Seasons, Big Bazar, Choice Supermarket and lots of other supermarkets and general stores here. Of course not to forget the ABAD shopping mall, which is very popular.
Lets talk a little about the residential value of the locality. I think the number of educational institutes present here are enough - Gregorian Public school is pretty famous in Kochi actually. Others are Sam Kids International Pre-school, Chambakkara School, Ambady Ammu Amma Memorial Chinmaya Vidyalaya. etc
Since the three national highways - NH47, NH49, and NH47A all pass through this region, you can expect it to have a constant price appreciation. Effectively lcoalities on all four sides of Maradu like Vytilla, Vaikom, Kadavanthra, Chottanikkara, Udayamperoor, and Tripunithura are easily approachable.
Ok so those two markets have grown no doubt, but seriously the market for apartments in Maradu has seen crazy appreciation from what it used to be just a few years ago. The square foot rate averages around Rs 4100 psf now. SFS Boulevard, Fern Kensington, Meridian Sovereign, Starlit Suites etc are all nice apartment projects that have good investment prospects.
The commercial sector here is quite established, you'll see a number of stores, retail shops, shopping complexes along this stretch. Its very close to Vytilla, which kind of explains the good connectivity. Of course so many national highways passing through this place also helps. ;)
Yes thats right. I myself was looking into all these property rates in Maradu so I know about a few. The average price rate of the independent houses currently is Rs 3900 per sq ft. And that of the residential plots was Rs 2130 per sq ft, around July of this year. Must have increased since then.

Next in popularity are the residential plots or lands. then in line are the apartment projects. The commercial properties are the lowest in number aong the available property investment market of Maradu.
This is a posh locality of Kochi. If you're planning on making an investment here, then it can be short term as well as long term. Both will give good benefits. The market appreciates here fast enough for both kinds of investments. Also the Maradu water plant is almost ready to start providing water to the locality, there will be hopefully no more water shortage issues here.
