Although, the property prices are as high as Rs 38000/sq-ft but some of the towers command up to Rs 45000-50000/sq-ft because of the sea view. In spite of paying high premium for a home, the quality of life is not satisfying. Not because the area lacks infrastructure but it is overloaded, taking away the pleasure of living in luxury.

Densification of the area will put pressure on available resources, affecting quality of life and its premium nature. Narrow roads, poor air quality due to heavy traffic congestion and lack of parking spaces are some of the issues being faced by the residents.

Lower Parel is seen as one of the most active localities of Mumbai in terms of real estate construction and development where a number of projects are active. However, crumbling infrastructure is becoming a shortfall for its future.
