Q: i want to know about the project in pen arrow city mahattan , does this project working , it started in 2008 and nothing has been developed since 6 yrs , only sample flats from last 4 yrs . please let me know if dis project is good or not

Hi Minal,
Arrow city MD Vineet Malhotra has purchased land for this project using fake 7/12 prepared from village Koleti in Pen. Using this fake 7/12 Vineet Malhotra has prepared fake farmer’s certificate from Pen Tehsildar and purchased further land for this project.

Right Sandeep,
Vineet Malhotra has purchased land under irrigation area of Hetwane Dam , Pen and while purchasing this land he has given false affidavits signed in front of Pen ,Tehsildar that he will not use this land for any other purpose other than farming.

Yes, 70% of the land as per master plan of Arrow City is salt land and belong to government of India, as per the report from EOW,Alibaug API report. Also no NA permission and construction permission is taken for this project. Those who have invested in this project should take the advice of a legal expert in this matter. Thanks

But as per the Arrowgroups registeration process of land has started and they are contacting to their customers and mailing to contact their office at Belapur. Secondly, for apartments the time schedule given was 60 months and they are very hopeful of completing that. Their machinery is all there at site and they are expecting pending approvals in next few weeks for apartments to be constructed at full speed.

I don't know who is right or wrong. So, those who are looking for investment can ask for the following documents such as (1) Copy of 7/12 extract of land on which the your building or plot is to located.
(2) Copy of Building proposal approved by the Town Planning Department, Alibaug.
(3) Allotment letter for your Flat/Plot.
(4) Copy of draft agreement for sale for registration of your booking (this is required to done on booking itself to protect your investment).
(5) Copy of any latest approval or communication from any government department.

As per report from EOW( Economic offence wing ), Arrow City has taken booking from more than 800 people for flat and plot in Arrow City Manhattan even though as per master plan from Arrow City, 70% of the land belong to government of India as it is salt land. Also as per letter from Raigad District Collector dated 01/07/2013 for this special project "Arrow City Manhattan" there is no NA permission given, also permission for construction is not given. In spite of no NA permission and land not acquired for this project Arrow City is taking booking from the people.

They have already come above 1st floor for 7 buildings but the work has stopped to wait for pending approvals. They are completing concrete walls. Secondly, even transfer for people who have invested in booking of apartments and have paid booking amount is being done on Land registeration with Posession under JV format and approximately 125 have already been done. As per conversation with them.

HI,
They have completed appx 400 registerations of clients for land under Joint Venture. Secondly, they are waiting for some pending approvals from Naina Cidco. They have applied to them but their masterplan process is still at planning stage. They have come out with a concept plan of 20 odd villages in Panvel. This plan gives FSI of 1.7. On sucess of this plan a new DCR and masterplan shall be there for rest of Naina CIDCO area.
