Like to know about Icon Sanctuary

Q: Planning to visit 3BHK villa in icon sanctuary. Would like to know since its quite far from major IT Parks(Ecity, Whitefield, ORR ), if we book it, in the next 5 years would it be suitable only as an investment or for family stay also??
Also what is the reputation of builder in providing timely completion & delivery...

Thanks for the replies. Unfortunately could not visit this weeknd will plan shortly.. but one of my colleague visited another project close to this. he drove till bagalur and had few concerns with Icon Sanctuary location ---
1) the location is very close to tamil nadu border just 1-2 kms. As such not much further development possible after the project location.
2) Road till Sarjapur town is good but there is very narrow lane after Sarjapur village ( only one car can pass at a time ) and the icon project per their website is after the village so very difficult to reach...
3) My friend could not see the project hoarding or board "Icon Sanctuary" anywhere on the highway per details in the icon homz website.
4) Also checked google maps but not seeing the project in the location based on what is published in their website.
5) Per his view, all current IT Cluster like ECity, ORR, Whitefield and hospitals are at a distance of 25+ Kms 1-way so daily commute will burn lot of fuel.

The loclaity is close to the IT Hubs around the Outer Ring Road, Whitefield and Electronics City, thus makes it an ideal destination to invest. The majority of entry and middle level employees working in IT/ITeS companies on ORR prefer staying on Sarjapur Road. This is because the area offers comparitively lower property values in capital and rental market. Hence the demand for housing is boosting here in both markets. Also due to nearness to the workplace. As a result, Sarjapur Road has emerged as a prime destination for such individuals. The other area such as Hebbal, you can look at for the investment.

Other USP od this project are proposed Satellite Town Ring Roads (STRR) and Intermediate Ring Roads (IRR) will connect Sarjapura to all major parts of Bangalore and the International Airport.

Whitefield, Electronic City, ORR, IT SEZ Parks, Hosur, Attibele and SIPCOT industrial areas are also close to Sarjapura.

Infosys is planning their IT Campus and Wipro is working on developing a University in Sarjapura.

I though Infosys would not come up with its campus in sarjapura and would be interested in Devnahalli. This was in the newpapers as well last month.

As far as i know the booking amount they are asking for is Rs 2 lakhs and the rate per sqft going on in this project is Rs 3800. This month the price of a 3 bhk villas will cost your around Rs 63 lakhs but next month they are planning to increase the price of the villas to Rs 67 lakhs.

Icon Sanctuary Villas is BMRD Approved No. APA/LAO/147/2012-13 project. And it is expected to be completed by December'2016.

Being strategically located in Sarjapura, these villas are surrounded with international schools like Indus International school, Oakridge International school, Greenwood High, St. Patrick Academy etc. but not far from the daily life needs. BMTC bus stop is in convinient distance, so does the shopping area. Also it is 15 mins drive to Wipro corporate office and 20 mins to reach Forum value mall, whitefield.

Bangalore city has grown tremendously in the last decade and is no longer a retirement hub but a place that is filled to the edge with endless possibilities on the job front and property options. Areas that were considered out of the city limits are now being considered city centre. Up until a few years ago nobody had heard of Sarjapur and thought it was on the outskirts but now with time and development this area has become an IT hub with many tech parks around.
