Venkatesh Oxy group reputation

Q: I am looking at buying property in Pune, came across a few properties from Venkatesh Oxy group. Does anyone know if this builder is trustworthy, what is their reputation, build quality etc.

Well Bhavin,
If you are buying a new house, ask for an Allotment Letter or Development Agreement detailing the agreed price, payment & construction schedule, house plans, delivery date & builder's liability in case of late completion or problems after possession. Make sure that the developer has clear title to the land, & that the relevant local authorities have approved the building plans. Once construction is over, ask for the completion & occupation certificates, which indicate that the building has adhered to municipal requirements. Some other costs you will incur: society formation charge, transfer charge, deposit for electricity meter, charge for registration of agreement.

You can verify it by sub-registrar office or your local municipal office for verification of the documents.

Thank you Sunil, however, it looks like you have copied and pasted this from somewhere...! What concerns me is they haven't completed a single project so I don't see a point in putting my faith in them unless someone experienced tells me otherwise..

You are right....
Now a days, many small builders with limited resources enter into the market and their project is delayed after the resources are exhausted. But sometimes it has seen that being new comer in the market they put their effort to get the faith of the customer completing the project on time with all legal formalities.

Till date there is no bad news about this developer. It seems to me that they are new in the Pune Real Estate Markets so they are trying to make good reputation on their buyers.

But before investment check all the legal approvals from the local authorities, check the payment plant as well as floor plan, project connectivity, basic facilities from the project site, necessary approvals from the local body and the banks, water and electricity connection etc. Better, take the advise of a property consultant or legal adviser.
