Property Investment Advice - Pune

Q: I am looking at buying a 2 bedroom apartment. My budget is 35 lakhs. I would prefer an on going project that will complete by 2017 or beyond. That way I can spread my payment by completion. This is purely for investment purpose. Kindly advice where can I invest and expect an appreciation of at least 10% annually.

I am looking to purchase a 2BHK as an investment within the next few months, preferably between Pune and Mumbai direction (closer to Pune). My budget is around 35-40L. I am looking for new projects/ almost finished projects. What would be the ideal location I should look in?

Hi Rohit, I think you should look at localities such as Hadapsar, Wagholi and Handewadi. These areas offer ready to move in units in the budget range of Rs 30 to 40 lakh.Wakad is one of the most preferred residential localities in Pune for both for sale as well as rent. Capital values in the locality have risen by more than 30% in the last two years. The current values range from Rs 5800 to 6500 per sq ft.

As you budget is too low, you will not get any 1BHK flats at this rate in this locality. Hadapsar, Wagholi, Sinhgad Road, Vishrantwadi are the few areas where you can get a 1BHK in this budget.

Some of the major areas which one should look while investing in real estate. Visit the location, you have in mind. Take into consideration its distance from the major places and the commutation problems, if any. Also see to it that the developer or builder has made sufficient provision for the facilities committed, e.g., club-house, garden, community hall, swimming pool etc. Do not believe in only on information provided in the brochure.
