Hi All,
According to me, Mira Road is a fast growing real estate hotspot in the MMR in recent times. The area emerged as a destination for affordable housing. The area grew rapidly due to its great connectivity to prime suburbs of MMR and its affordable property prices, and emerged into a fully developed area. It continues to be popular among the middle income group for both purchase and rent.

Considering the planned infrastructure initiatives and the increasing demand for housing, one can expect a considerable growth in the areas real estate market in the near future.

Yes, it provides excellent connectivity to Mira Bhayandar as well as various other parts of MMR. The area has Western Express Highway, which is part of NH-8, passing through it. It is also connected to Ghodbunder Road in the east, thus providing connectivity to the western suburbs with the eastern suburbs, Thane and Navi Mumbai. Regular BEST buses are available in the area.

I think, Kharghar is one of the most well planned nodes of Navi Mumbai. It is a fast developing residential as well as commercial micro market in Raigad district of Maharashtra. It is developed by CIDCO. Upcoming Navi Mumbai Metro Rail project has boost this area. Its proximity to the Belapur CBD, along with its good connectivity, green surroundings and infrastructure developments like wide roads, skywalks, Central Park, Golf Course etc. are some of the factors that have led to growth and high residential demand in Kharghar

You can also go for Ulwe in Navi Mumbai. Ulwe should be your first choice, as it is very close to upcoming Navi Mumbai International Airport. And the price are quite affordable now. It is one of the fast developing nodes in the city and offers 1BHK units ranging from Rs 24-30 lakh.

Secondly, Panvel, as this locality is close to Navi Mumbai International Airport too. Those who have an investment budget of Rs 20 lakh and yet want to stay close to Mumbai, then Panvel has many options for investment. you can find a 1BHK in size ranging from 350-750 sq-ft, within Rs 20-35 lakh.

The area is home to more than 400 manufacturing units and boasts of its own railway station, which connects the area to the Central Line Mumbai Suburban Railway network. Investors, especially from Thane and Kalyan, are interested in buying properties here but the locality will take at least 2-3 years to become completely livable.

You can get a property in Rs. 20 lacs to Rs. 40 lacs in Mumbai as well. Here are few emerging hotspots that Mumbai residents with limited budget are looking at. Asangaon is one of them. Asangaon is a locality that lies on the Mumbai-Nashik Expressway. The area is 70 km from Mumbai through the expressway and is still under development.

At present, the locality offers 1/2BHK units within Rs 20-30 lakh. These are available within a size range of 450-1200 sq-ft. You can also find a few options of 1BHK units in a budget of Rs 10-15 lakh as well.

Education and healthcare facilities are available locally, with more options available in Kharghar and Panvel. NexZone, the mini-special economic zone off Panvel, has primarily been aimed at information technology-enabled services industry. the sq ft price in kamothe I guess is over 4500. I am looking at 2800-3500 which I think is not feasible in kamothe. probably I should look at panvel. thanks Ravi for the advise.

Residential development at Kamothe is visibly geared towards the middle- to lower-middle-income segments, with most residential projects having one-, two- and three-BHK flats. Now, Cidco plans to build shopping malls, and this should make area a preferred location in Navi Mumbai. Retail brands such as Food Bazaar and Furniture Bazaar are already present.

After City and Industrial Development Corporation (Cidco) launched plots for sale at Kamothe, the area has been developing through the last 3 years. It is located between Kharghar and Panvel and is accessible both by road and the Harbour Line. Also, the proposed Navi Mumbai airport is close, making the area investment-centric, with considerable potential of long-term appreciation. It will surely give you a good return in the coming days.
