Q: I bought a 400 yard plot in Silicon county III, shamshabad (Kothur Mandal) for Rs.5 lacs in 2006. But, recently when I enquired, I was shocked to find out that the prices remain almost the same. Now that Telengana problem is settled, should I hold it for some more time? Any hope on improvement in real estate?
Response is based on project location. Hyderabad in particular is an end-user market and therefore, the sales are demand-driven. The cost of construction has spiralled in the past three years along with labour costs.But realtors could not pass on as the sentiment was down. It wont be long before we may see price correction in select properties to start with.
Hyderabad fared slightly better compared to other IT/ITeS dominated cities of Chennai and Pune with only a 4 per cent drop in sales volume during this time last year. A greater dip in project launches helped the unsold inventory levels to stabilize. Considering the recent decision on formation of a separate state Telangana the prevailing uncertainties will fade away. Clarity on this issue is expected to boost the absorption by the end of the year or early 2015.
As per Knight Frank Report, the Hyderabad residential market has remained stagnant in 2013, with a slight drop in absorption. The residential sales volume has dipped by 4% in 2013 compared to 2012. Approximately 16500 residential units were absorbed in 2013. New launches in Hyderabad have also fallen by 15 per cent to 16,200 units in 2013 from 19,000 in 2012.
