Guidance Value for Kochi for the year 2015

hey, i got to know that not many indian cities have revised their guidance value lately. recently only bangalore was in the news for the revision of Guidane Value on property as much as 100 %. Even in Kochi, as a friend told, the people became averse to property registration. But the situation is lot in control in aluva region, with the residential plot with private road access having only 4500 per square metre.

Exactly, you know, one of the other things that is often missed out is to consider the resale value of the property. Even in a city like Kochi, before planning to invest in a property, count the value or the worth of the property after ten years. I think some more detailed knowledge about the correlation between guidance value and property prices would be helpful for you in the future.

is that a bad new?? I am not sure..I think that apart from the money, the location of your house should be taken care of. If money is a matter, then taking a home near to the city is good option because the price of the property would be lesser. Choosing a location is very important for the resale value. So choose home wisely to make your home a big investment.

oh..that true..i recently read about it. I think the state government has decided to increase the fair value of land by 50 percent!! This upward revision of guidance value has witnessed decline in the property registration because of increase in the property prices. For, the government though, it is higher revenue from stamp duty and registration fees.

true, i have the guidance value of some places in Kochi which are near to my house, i can say that. In the region of Fort Kochi, i came to know that the guidance value of land was 6000 rupees per square metre for residential plot without vehicular access. For residential plot with private road access, it is 7500 rupees per square metre.

hey, I got to know that there has been some recent changes in the stamp duty and registration charges this year. You can see that the stamp duty for all land registration in corporation has become 6 percent. This is less compared to the previous, which was calculated at 7 percent.

yeah there is..., guidance value expenses that are involved in the property purchase includes stamp duty, that is 6 percent of the sale value, and registration fee as well as documentation fee. The stamp duty is actually calculated according to the actual sale value. Also, you must know that the sale value cannot be lower than the guidance value of the land.I got to know that there has been some recent changes in the stamp duty and registration charges this year. Hey there...first of all, guidance value just means the price of the built up areas of the residential plots, land etc in the area. In my opinion, the price changes in the real estate market, you know, is the after effect of the increase in the guidance value...got it??

Yeah...i got it...but is there any direct relation between the Stamp duty, registration fee, etc with this term called Guidance Value...??
