Q: Hello there..Can anyone give some comprehensive information about the which all places in kochi are good for buying a property. I need knowledge about both the places good for commercial markets as well as residential markets.

Oh..that's nice observation here..but, i really dont understand why the markets which had approximately 60% to 70% of the investor's participation, especially from the NRI's who have settled in the Middle East Countries and western countries, Now are seeing a dip in the tune of 15% to 20% during just the last 2 years...
hmm..intresting..Lemme add some more info to this..one of my friends who is into real estate business said to me his experience. I could understand that due to a delay in the completion of projects, the buyers in the kochi real estate market are more cautious while purchasing properties. So, if you are planning to buy an apartment or something, you should be careful, that the project might not go on delay. But, for other types of properties, it is a right time to buy, in my opinion.
DO NOT BLOCK YOUR MONEY BY INVESTING FLATS If you planning to buy a flat you must check credibility of the builder and their project history before your investment. If possible talking to few previous customers who bought their flat will give you a good opinion of their experience with that builder. Once you book a flat without much reviews you may be trapped to get your money back and may lose your hard-earned money. There are many builders around they make their flats in low quality building, project money they gets they roll to another property and delay your project. There are many investors, especially NRI’s who trapped and going enormous stressful time because of wrong choice they made as part of investment. So I request all investors to wait until you fully convinced that your investment will not go in vain.
What he said is true. The region towards the international airport at Nedumbassery is also seeing a slow development. Only the biggies in the Realty markets are attracting investments. others are not finding any investments. The same is true for the other sub urban micromarkets such as Kaloor, Palarivattom, Edapally, Vytilla, Panampilly Nagar, and Kadavanthra regions also. They are also witnessing limited development only.
But, you know...i seriously doubt it...over the years a number of builders invested in the micromarkets, hoping to attract some NRI Investment. But, you know what,,the situation was not so favourable and they have not yet received the desired response. Most of these housing projects are facing a delay now..
hey, we need a comprehensive debate about this matter, no...i was always thinking that the Kakkanad region is the best place to invest right now. Smart city project as well as the micro market that was discussed earlier have improved the real estate activity. Friend, what you said is true. But, one thing we should not overlook in these areas like the Marine Drive and Kakkanad regions are that whether there is an oversupply in the Kochi market. But this situation can be turned into an advantage for the investors, as we can be hopeful that this situation would change and the investment, especially the FDI's are expected to flow to kochi area.
Guys, I heard that the Kochi real estate market is witnessing a dip in the sales due to the poor investor sentiment. I think that the market of Kochi is slowly turning into a need based market. The end users purchase the properties that are within their budget. so for this most of the above told areas are witnessing a dip in the absorbtion level. I am not sure how it would affect the realty in the near future.
You know, the areas near to the DMRC stations like Aluva, Pullinchodu, Companypady, Ambattukavu, Muttom, Apollo tyres, Kalamassery, Pathadi Palam, Edapally Junction, Palarivattom, Kaloor, Madhav Pharmacy, Maharaja College area, Ernakulam South, Vytilla, Thykoodam, Petta etc is already seeing a steep rise in the real estate markets. I think, for investment and all, these areas are apparently the best areas that I see in Kochi.
oh..good one..very relevant when you take into account the benefits to these areas. I think the commercial markets will be getting a boom in this area. Of course there would be developments in the residential markets, especially, major apartment projects like Skyline and Confident Group are eyeing a lot more areas that are near to these proposed metro stations.
very true..you know, i also think the same..the areas near to the Smart city can be considered as the best place to buy a property. When it would be completed, Smart City Kochi would be one of the largest IT parks in India itself. Kakkanad area should be in your scanner first, if you are looking for such an area.
