Q: I am from Coimbatore and my budget is not that much. I needed to know if there is any affordable housing scheme in the Kochi area that is available for the year 2015. Can anyone help me to get any such information?
The central government has launch of three flagship programmes in the country in years 2015: 1. 100 Smart Cities 2. Housing for All 3. The Atal Mission for Rejuvenation and Urban Transformation (AMRUT
The central govt's clear thrust on city infrastructure has set the stage to carry the long awaited impetus to the procedure of matching bodily infrastructure in city centres to the near unstoppable inflow of populace into them.
Hi, I think In current budget 2015, the government plans to create two crore houses by 2022, by providing a central grant of Rs 1 lakh to Rs 2.3 lakh per house by way of a 6.5 per cent interest subvention scheme; create 100 Smart Cities through a Rs 48,000 crore initiative; and, push for urban infrastructure upgrade for 500 cities in a Rs 50,000 crore scheme.
The yr 2015 could be very enormous for India as we've set urban planning within the country on a new course. Consequent to the provisions below AMRUT, sensible metropolis Mission and Housing for All Mission there's a new churning, resulting in a brand new judgment of right and wrong on the part of the urban local bodies, which are the Achilles tendon for powerful planning and execution.
i came to know that a tripartite agreement will be there for providing loans between the BFK, beneficiary, and operating partner. I think the BFK will have the mortgage right over the land while the operating partner will have mortgage right over the apartment as a security from the beneficiary. That's how it will work, no.
hey, i also heard about the Bhavanam Foundation Kerala's housing scheme, and I am pretty impressed with that. under this scheme, it is like this: each beneficiary has to invest rs. 2 lakhs in the initial investment. For the remaining cost, the BFK will try to raise and then loans will be offered to the beneficiaries at a concessional rate of Interest which they will pay as EMI over 15 - 20 years.
Yeah..but you know, the project is not yet started and there is still confusion whether it will start in the kochi area or in Trivandrum. I think, the project, in its first phase will construct 400 apartments of 700 square feet each. I think the cost of the apartments will be around 10 lakhs.
Recently, there was some new in the headlines about a company called Bhavanam Foundation Kerala or BFK, that was formed by the kerala government to address the housing issue of the labourers as well as of workers. Under them, they are going to launch an affordable housing scheme calle Janani, I guess.
Hey, yeah...i think the same unethical housing scheme was also followed in the panampilly nagar also. But, recently, the GCDA launched some replication of these schemes like the South Commercial and in Kakkanad. But, one thing that I feel is good is that they did not follow the same income group based names here.
Definitely not...what's the point of all this..i think this is quite unaesthetic and unpolitical. This creates a sense of ego problems in the minds of people, this is not a good housing scheme, In fact, these categories were named after their income groups like EWS (Economically Weak Section), LIG ( Lower Income Group), MIG ( Middle Income Group) and the HIG ( High Income Group).
Hey, have you heard of the housing scheme in Thrikkakkara by the government called as the innovative housing scheme? According to this, you know, the government land will be given to the dispatched labourers in the Economically weaker section in the Urban area. I think they have planned to implement the scheme at the government land in Thrikkakkara.
Hi there, I think there are some good housing schemes that are launched by the government of Kerala itself.I have heard that there are plans to launch some housing schemes for all segments under the initiative of the Kerala Government's housing department, as well as Kerala State Housing Board.
oh yeah..you know the locality of Gandhi Nagar no? this is one prominent residential locality in Kochi. There, the housing regions were divided into 3 based on the income groups of the occupants. Here houses were built in 4 different formats for 4 different income groups. I think this is a quite good plan no??
yeah, in aluva, you see, there you can buy a mid range individual house for rs. 3509 per square feet. in Kakkanad region, it is rs. 4356 per square feet. In Edapally, price is rs. 4895 per square feet while in Kalamassery, it can be as low as 3340 per square feet.
See, I think, apart from generally talking about the whole of Kochi, there you can take some prominent regions to discuss the housing scheme in Kochi, I suggest. Suppose, you take the case of Aluva, Edapally, Kadavanthra and Kaloor, for multistoreyed apartments, the minimum price starts from 3781 Rs per sq. ft. to 5427 Rs. per sq. ft. Highest is in Kaloor among these.
I think in the present condition, the housing market in Kochi had to go through a tough time. the prices are rising so high for the property market fell by 32% in the last three quarters in Kochi, you know..
Yeah sure...i think I know some of the good apartment project that come in the range of affordable housing scheme because, I happened to search a lot for finding my own house within this range. I can give you a list of these houses if you need. jot it down:
Green Vistas Prakrriti (kakkanad)
DD Green Woods (kakkanad)
Yasoram Vilayil (aluva)
VKL Enclave (panangad)
Anta River Valley (Tripunithura)
Dreamflower Evita (vytilla)
Trinity World (kakkanad)
Hoysala Domain (kakkanad)
Dreamflower Luna (Kakkanad) etc.
there are even more if you wanna find out. I just mentioned some of which i liked. Most of these are upcoming only.
