Q: Hello guys, I have lived in Alwal all my life and now I want to move closer to the city. I was thinking about Narayanguda and would like an outline of the area in general. Please help.
But even though this area is avery well known and developed, there is stil the issue of open manholes and sewage treatment that persists in here, and it gets worse during the monsoons, as the water flows on to the road and makes everything very dirty.
Narayanguda is one of the area where investing in some kind of prperty will not disappoint you ever. The real estate market in here is very siught after, as it is a developed locality, and is considered one of the biggest residential area as well.
Narayanguda is adequate in terms of the medical aid that is available in here as well, as there are a number of hospitals and clinis that are availablle in here like Utage Child Neuro Clinic, Sri Sai Srninvas Speciality Hospital, Venkateshwara Hosoital, Sri Venkateshwara Nursing home, etc.
There are some realy good schools also in this locality, and infact, Narayanguda is known for the good educational institues in teh locality like Keshav Memorial Educational Society, Guru Nanak High school, Madapati Hanumanth Rao High School, Nalanda Educational institutes, Brilliant Grammar High school etc.
But the real estate market in thislocality has been hit badly in the past year actually, in the year 2014, the prices went down very low and decreasd by almost 2000 rupees on every property. But the market has picked up pace now, and it is slowly gaining pace.
This place is also very well connected to the rest of the city, Major areas that are close to this lace like Abids, Barkatoura, Himayathnagar, and Kachiguda can be reached by the inter state buses from the many bus stops placed around the locallity.
The reantal price in this place is also reasonable and you can also get independent houses for rent in here as well, I think the price starts at rs 11 per sq ft for apartments andfor houses it starts at rs 12 per sq ft.
I agree, the Kachiguda Railway Station is also pretty close frm here , I think it is only 2 kms from here and you acan get a good rail access from here as well. Also, if you want totravel by the bus, then the MGBS bus station is also , only 3 km away.
The land price in here is actually very high. This is because this is a very well known area and it is in the heart of the city, I kthink for the residential lands right now, the price is somehwere between 6,500 rupees per sq ft to 7,000 rupees per sq ft.
Hey, thats true, the available land in here is very less actually, but there are some properties, apartments actually that have soem units for sale.. like The Legend Narayanguda, The Legend YMCA, The Legend Vittalwadi, Padit Narendra Bhavan, Legend Venkatesa, RV Devakinanada, and Lalitha avenue. They all have good 2 bhk and 3 bhk apartents for sale.
I suggest that you go for apartments in here, this is a place that is overly crowded and I dont think that any residential land is available as of now, but apartments in here start from 3,900 rupees per sq ft.
I think it is a good idea to move in to Narayanguda, the area is very well developed with everything from grocery stores to shopping malls in the nearby distance. But there are no new projects that are coming up in here, this area is a pretty old and that is why there already are many apartments in here.
This is right in the middle of the city and it ha s a huge market for retail and commercial market on the main road of this place... but there are some good residnetial units in here as well. it basically starts from the barkatpura main road to Himayath Nagar road.
