Detailed review about Mannoppilly Nagar locality in Kochi
Q: I need some information about the locality of Mannoppilly Nagar in Kochi, especially the connectivity and the real estate prospects of this area. Is it a good locality to live?
The connectivity is good here to the airport also. So, for those who are regular international travellers, or domestic flight travellers, then you can easily reach the Cochin International Airport via the NH47. The airport is just 20 km from here and you can reach here driving in around 45 minutes or so.
If you are talking about the connectivity of this region, I would like to mention one more thing. Railway connectivity is also important here. If you need to go somewhere distant destination in India, the Ernakulam Junction South Railway station is really dependable. It is just 14 km away. You can reach here via the NH 47.
There are also many residential plots available here. I think that the price of the plots have gone up in the past couple of months. Now, as per the market trend, for residential plots in this region, the price is around rs. 1564 per square feet. In some places in this region, you can also get is for around rs. 600 per square feet also.
Sure, the negative trend has actually become a boost to the selling of properties in Mannoppilly Nagar. I could know that for buying an individual house in this region, the normal price here is around rs. 3115 per square feet.
I think that the price of the properties in this region has got a real boom. Because it is a residential area near to the CUSAT Campus as well as the IT hubs like Infopark and Smart city, the price of the apartments is like Rs. 2,849 per square feet to Rs. 3372 per square feet. Lately, the price has lowered a bit, and I think this is a good time to buy apartments here.
Yeah..that's true. Mannoppilly Nagar is a very good locality that is perfect for living in. The nearby areas such as Haritha Nagar, Vidya Nagar Colony, Thrikkakkara, Thykkavu, Alfiya Nagar etc are also some of the good residential localities near to this region.
Talking about the residential settlement here, I wanna say that this area has mostly individual houses as well as posh villa type houses and bungalows only. There you cannot find yourself any apartment. For apartments, you can search for nearby apartments such as Horizon Daffodils, Pranavah LeRoyale, Manath Tower, or Unity Splendour apartments etc.
I dont think that the commercial infrastructure of this are is that good. It is a pure residential area. But then there are some good small scale groceries as well as stationary shops inside this area that caters to the requirement of the residents here.
The health infrastructure in this area is also quite good, in my opinion. Here you can see some very good hospitals and clinics that are very important for a residential community. Some of them which I would like to mention to you are ESI Dispensary, Narayanan Doctor Clinic, Aditya Eye Hospital, Mithra Homeopathy, Doctor Sunil's Eye Hospital. The KIMS hospital is also in the nearby area only.
The CUSAT Engineering is just adjacent to this locality. Other than this, you can see many good institutions, colleges, as well as schools here such as st. Joseph's Public School, Albertian Institute of Science and Technology, Little flower engineering Institute, Alpha Finishing School, Najath Public School etc in this area.
The connectivity to this region is not that awesome, anyway. Vidyanagar road, University road, Pipeline Road, etc are some of the link roads that connect this region to the main road of Kochi such as the Salem-Kochi-Kanyakumari Highway, Edappally-Pukkattupady road, etc.
Hey, I think that this is a very good locality to live in. This is actually a good residential area in the Thrikkakkara area of Kochi which is towards the eastern end of the town.
