HMDA to Revise Revalidation Charges

Previously, while approving draft layouts 15 percent of developable area was also mortgaged in favour of HMDA which is lying with HMDA even after the completion of six years period. In view of the problems faced by developers and others, a decision was taken for levying of revalidation charges.

Due to HMDA order, applicants and developers were facing many problems in getting their final layout approvals and were not coming for approvals with fresh proposals as certain development works are already taken up on the field as per the draft layout already approved by HMDA and the pattern which was approved as per draft layout might have been freezed on ground and it was not possible for revision on fresh application.

In November 2012, HMDA issued orders stating that revalidation charges may be charged 20 percent every year for annual extension with a maximum of three years extension, three years for initial draft layout approval and further three years as maximum extension with revalidation. After expiry of three years extension iwhich is after six years, the individual, developer or the builder has to apply afresh.

Every development permission sanctioned under the said Act will remain valid for three years during which time the development, layout and civil works have to be completed and if not completed, such permission would have to be revalidated on application subject to the rules then in force and on payment of 20 percent of the initial fees and charges paid.

And heres something else, While approving draft layout, the layout promoters are allowed three years time for completion of all infrastructural development works as per HMDA Act-2008 and also as per GOMs 276 issued in July 2010.

Hey but I have heard that the processing charges, development charges and publication charges are only to be included while calculating 20 percent revalidation charges.

HMDA recently took a decision to that affect by collecting 20 percent of fee and charges paid at the time of draft approval as per HMDA Act for every three years of extension of validity of development permission.

Hey Sriram! This is recent news! To avoid present problems being faced by developers due to fall in the real estate market, Hyderabad Metropolitan Development Authority (HMDA) has decided to revise revalidation charges and extension of revalidation period after six years from the date of approval of layouts and group housing projects and buildings etc in HMDA limits.
