Why Neo City wagholi project by Pristine, Maple and Jalan is pending from 4 years ?

Hi, Searched and got information for you all - Neo City flat owners have groups on Whats App, Facebook and few Group email ids to keep in touch with all the flat owners. 100+ participant are in all these groups from phase 1, phase 2 and phase 3. Please search face book group - NEO City Residents Wagholi Pune and send add request. ( Please provide flat owned details to verify ) .
After face book you can also join WhatsApp group and neocityflatownerswagholi@gmail.com group.

pristinepune.com , mapleshelters.com, jalangroup.info checked all these sites no where written clearly when will be possession of Neo City phase 3 also.

http://neocity.info/ ( neocity.info ) does not have given when will be possession. Just came to know that Phase 3 A and B buildings are also kept without work. Phase 3 buyers are also added in possesion problem now whereas they had commited to give possession in year 2013- 2014.

I will suggest other customers not to book any property with Pristine, Maple and Jalan.

I can suggest here that all owners should ask compensation from builder. Like rent of the month for delay. Many owners are having loans and few are also staying on rent. So all owners must ask a fix amount per month for such delay. I shocked knowing that project is running from 4 years and no possession due to whatever reason. Ask for rent amount as per the rent rates in that area per month till you get possessions.

My advice to all that if the project is in a good location and the developer has a good reputation and is facing issues that will be resolved in the foreseeable future, it is advisable to stay invested as long as one has the financial holding power.

You are right keshav,
Delay in handing over possession could be due to a builder's complete lack of ability or because he is under financial stress or complicated in some legal action. There could be circumstances beyond the developer's control too. He may face sudden shortage of material and labour. There could be government restriction in obtaining approvals and failure of service providers like the local municipal authority. The new state housing regulatory bill will offer some help to harass buyers and impose penalties on the builders for such delays.

Phase-I Neo City Building D is suffering due to lack of necessary permission from the PMC and construction is stopped and thus registration of flats not taking place. If they are not able to do a small thing, how can we expect water supply thru pipeline from Bheema River which involves huge cost. So, before booking flat clarify on every aspect including lay out approval, floor plan approval, water supply, date of possession etc.
