DDA got permission to take of majority of dwellers by slum rehabilitation policy.

Q: The developer are going to be given free-sale part of land as associate incentive for absorbing the project, that builder will sell on the open market.

Hi Mr Pranay,
As per the new policy, a survey of the known slum cluster are administrated by DDA and therefore the closing date for eligibility for rehabilitation are as determined by Delhi Urban Shelter Improvement Board (DUSIB), that is presently June, 2009. this may be updated as and once done by DUSIB.

The survey would record the amount of slum dwellers, varieties of encroachment, viz. industrial, commercial, residential etc. throughout the survey, the consent of the dwellers also will be taken . After the survey, DDA can determine the developers counting on the "size of the cluster" to be restored, which can be 1,000 jhuggis or between 1,000 to 2,000 or maybe over a pair of 2,000. The developers can proceed only if there's consent of 70 per cent or additional dwellers and obtain a cooperative society of slum-dwellers registered through a resolution .

The developer are going to be given free-sale element of land as an incentive for usurping the project, that builder will sell on the open market. quantitative relation of free-sale element, because the policy is variable, depends on economic conditions of the positioning. that's to confirm economic viability of the project.
Also, as per the policy, units beneath this scheme can not be sold , assigned, or chartered for a amount of ten years. throughout amount of construction, the developer can give transit accommodation.

As per my knowledge, the developer can give area for all social functions like community halls, anganwadis, etc. The buildings are eco-friendly. The draft policy are uploaded on to the DDA web site for suggestions from the final public and to confirm that there's full public participation in its formulation.

In my point of view, there are 291 slums on DDA land and therefore the housing authority had preoccupied four of them for in place development comes. it's to combat such hurdles as were encountered throughout the Kathputli project that the draft policy has prescribed consent of the dwellers as a necessary condition.

Taking a leaf out of Mumbai's slum rehabilitation policy, DDA is currently progressing to undertake such projects in Delhi solely when getting the consent of a minimum of seventy per cent of the slum-dwellers. As per the target of this policy, temperament of the slum-dwellers are going to be preponderating.

Hi Pranay,
It is solely once the disposition of the bulk of the slum-dwellers in every targeted slum cluster has been obtained by the promoters and a cooperative society registered by them that the project are concerned. Delhi Development Authority (DDA) has said. The urban body has thus far tried in place rehabilitation or provision of other accommodation, however the previous housing model applied by DDA at Kathputli Colony was met with stiff resistance.
