Gud Morning Sunil,
Strength-Andheri West has a good physical, civic and social infrastructure. It has good connectivity and proximity to business areas like SEEPZ & BKC. As a result, apart from sales, it has good demand for rentals.

And we talk about its weakness then the locality has very high price.

Similary, there are lot's of opportunities in Andheri West as infrastructure continues to grow and improve in the area. The current Mumbai metro is an example of it. The increasing demand for luxury and ultra-luxury projects is a good opportunity for builders and developers providing to that area.

If we talk about the locality threats then high prices are a threat to the area's realty growth as demand for affordable housing is increasing. At the same time limited land availability is another threat that may slow down further growth of the area.

Hi Jerome,
Very good question.....Andheri West attracts not just property buyers, but also people who want to rent a property. These are usually higher income level professionals working in nearby business establishments.

The rental Value of 1BHK apartment will be Rs. 23000-35000/month, 2BHK is between Rs. 30000-60000/month, 3BHK will come around Rs.55000-80000/month and for 4BHK, it is Rs. 70000-90000/month.

But the average rentals have remained above Rs 45/sq-ft. during 2014, and have continuously witnessed an increase. Due to the metro rail in the area, there has been an increasing demand for rentals here. As per data, the average rentals per sq-ft. have gone up from Rs 45 (in Q1, 2014) to about Rs 54 (in Q1, 2015).

Hi Arup,
The weighted average price in Andheri West is currently about Rs 19000/sq-ft. One may see that the WAP has increase in the locality during the 1st 3 qtrs of 2014, from about Rs 17000 to about 19000/ sq. ft., marking an appreciation of more than 10% within a year. This is essentially due to the increasing demand for residential real estate. Increased connectivity via the metro has also been one of the factors for the growth in demand.

At the same time you can see that the major % of units available for resale are apartments, a few houses, builder floor apartments and independent houses are also available for resale. The most commonly available housing configurations are 2BHK units followed by 1 and 3BHK units respectively. Hence, if you are looking for options other than apartments, you may find a few in Andheri West.

Andheri West hasn't seen many launches unlike few other suburbs in the last three years. There were just about 8 major project launches in the last 3 yrs. Some of the famous builders and their projects in the Andheri West are Sagar Builder's Sagar City and Sagar City Caribbean, Adani Group's Adani Western Heights, Runwal Group's Runwal Elegante, Ajmera Realty and Infra India's Shastri Nagar, Beverly Hills and Royal Empire, Hubtown Ltd's Hubtown Grove, Dev Land & Housing Ltd's DLH Darpan, Dev Prestige, DLH Imur and Housing Development And Infrastructure Ltd (HDIL) - HDIL Metropolis.

The new Mumbai Development Plan (DP) 2034 drafted by BMC has suggested granting an FSI of up to 8 in parts of Mumbai. According to the plan, highly crowded areas in suburbs such as Andheri and Bandra, where multiple modes of mass transport coverage, will also have an FSI of 8.

Apart from that the Bombay HC recently cleared the way for Rustomjee Realty to execute the redevelopment of the New D N Nagar Society in Andheri West. The 5-acre plot has 8 buildings and about 480 families. The families were languished in an alternative accommodation for about 8 yrs due to disputes over their society's redevelopment.

Hi,
My question to all the above gentleman who have highlights about the Andheri West. I think there is not a single locality in the MMR which don't have any civic issues like water, electricity, traffic jam, slum pocket issues, street lighting, solid waste, drainage etc. Can anybody come forward and aware the people about these issues? Thanks...

There have been increasing reports of drainage and solid waste management related issues, poor street lighting and encroachment of footpaths close to the railway station by unauthorised construction and hawkers are increasing day by day. Apart from that incidents of chain-snatching have been reported nearby police station.

But one thing i want to share with the people of Mumbai that the property prices and rentals depend on the location and amenities available in the project.

Hence, if you want to live in a western suburb close to the best amenities in Mumbai, Andheri West will be a good choice.

Hi Shrabani,
The most common configurations available for sale in the area are 1/2/3BHK apartments. Typical built area of a 1BHK apartment is about 500-750 sq-ft. while 2BHK apartment is about 650-1250 sq-ft. The approximate built area of a 3BHK apartment is about 1000-2000 sq-ft.

Current property prices in the area are in the range of Rs 21000-30000/sq-ft. while the approximate rental prices in the area are in the range of Rs 45-50/sq-ft.

Andheri West is considered one of the most spacious areas in Mumbai suburban due to its high property prices, the profile of residents, its infrastructure and connectivity, and its proximity to key commercial and business areas. The area usually witnesses residential launches in the luxury segment.

Yes, the number of new launches have come down in recent times, but still it is considered as one of the most sought after localities for rentals and secondary sales.

As i know, Andheri West is close to several important business districts such as SEEPZ and Bandra Kurla Complex (BKC). While SEEPZ is about 1.5 km and BKC is about 7.5 km away from the area. Hence, the locality attracts several professionals who work in these areas.

The locality was originally developed as a residential area with good planning and well-designed layout. It had massive sea-facing bungalows and landscaped green pavements. The bungalows have now given shape to luxury apartments.

Andheri West is one of the most sought after western suburb for rentals and ready-to-occupy properties due to its busy commercial and residential developments. The suburb is divided into western and eastern zones similar to other suburbs of which Andheri West has make way its eastern counterpart in terms of property values.

Andheri railway station is one of the railway stations on the western and harbour lines of the Mumbai Suburban Railway. It connects major stations such as Chhatrapati Shivaji Terminus (CST) and Panvel. The station is located just 4km away from the Andheri West. The recently operational Line 1 of the Mumbai Metro connects Andheri to Versova in the west and Ghatkopar in the east. The Mumbai International Airport is just about 3.5 km away from the locality.
