Hi everybody, In Kolkata, Stamp Duty rates depends in the market value of the property as well as the area the property is situated in.The Revenue Dept. of West Bengal provides the following information:- 1) If the property is located within Corporation area (Kolkata/Howrah) and above Rs. 25 lakh then Stamp Duty will be 7% and if it is less than Rs.25 lakh then Stamp Duty will be 6%. 2) If the property is within Municipal Corporation/Municipality/Notified area and above Rs.25 lakh then stamp duty will be 7% and below Rs.25 lakh then 6%. 3) Area not included in the above and more than 25lakh then stamp duty will be 6% and less than 25 lakh then 5%.
Thanks for the information Debabrata...... Similarly, Registration charges in Kolkata are also dependent on the property value. For property priced obove Rs.25 lakh, registration charges will be 1.1% of the property value, while for properties valued at leass than Rs.25 Lakh, Registration fee is charged at 1% only.
Well Biman, The refusal can be broadly classified into two categories - refusal of acceptance of documents and refusal of duly presented document. A document brought for registration shall not be accepted under the following circumstances:- 1) If it contains unattested interlineations, blanks, erasures or alterations which in the opinion of the registering officer, require to be attested or entered in a "Kaifiyat" at the foot of the document. 2) If the description of the property is insufficient to identify it. 3) If the document is unaccompanied by a copy or copies of any map or plan which it contains. 4) If the date of execution is not stated in the document etc.
Similarly, refusal of duly presented document :- 1) If the executant fails to appear and admit execution within the prescribed time. 2) If the executant denies execution. 3) If the person by whom the document purports to be executed be dead, and his representative or assign denies execution. 4) If the registering officer is not satisfied as to the truth of the allegation that a person who executed the document is dead. 5) If the registering officer is not satisfied as to the fact of execution in the case of a will or of an authority to adopt presented after the death of the testator or donor.

Hi Biman, A registration charge is paid by the property buyer at the time of registering a property. Registration charge is charged as per the value of the property. It is charged under the provisions of the Registration Act, 1908.

Hi Rajarshi, In Kolkata, registration charge is 1% of the total property value if the property value is up to Rs 25 lakh. If the property value is more than Rs 25 lakh, the registration charge is 1.1% of the property value.
Similar to the registration charge, the stamp duty is 6% if the property value is up to Rs 25 lakh. If the property value is more than Rs 25 lakh, the stamp duty is 7%.
