Apartment sizes are getting smaller to increase the sales

Q: I heard that Sobha is planning to cut down the size of apartment to boost the sale. Will this strategy going to work ?

Which are the cities where the apartments sizes have gone down to increase the sale or make property affordable for buyers?

In the last five years, MMR including Mumbai, Thane and Navi Mumbai has seen the maximum fall in the apartment sizes along with Chennai, Kolkata and Bangalore.

OMG!! Anyway Mumbai is known for compact houses yet they are offering smaller size apartments to the buyers.

Yes Manjula, According to the report by JLL, in the last five years, the apartment size shrink by 26.4% in Mumbai, followed by Bangalore, Chennai and Kolkata where the average size of the apartments reduced by 22-24%

I think this is the first project by Sobha Limited where the price of the apartment starts from Rs 35 lakhs, usually the price of apartment in Sobha project starts from Rs 70 lakhs on wards :) :)

The idea seems to be great.... Good initiative by Sobha.... Kudos... Is there any information available about the new affordable project by Sobha Limited?

This will be an 81 acres township project project in Balagere, Bangalore. The new project will have 10 mn sq ft of developed area and 8 mn sq ft of saleable area. There will be total of 7000 apartments starting from 650 sq ft to 1,200 sq ft with prices ranging from Rs 35 lakh to Rs 70 lakh. They have not yet revealed the name of the project.

Sobha is all set to launch project with smaller apartments and the price of the apartment will start from Rs 35 lakhs. It seems they are going to use pre-cast technology to reduce the construction.

hey Sachin, What is this pre casting technology? Can you please explain the concept? Is this the first project with this concept or they have build earlier using such concept?

The company has already built a pre-cast plant near the new township project in Jigani Industrial Area. The technology is usually used to make ready-made components such as wall panels, beams, columns, etc that can be directly used in the construction of the project. This concept is also going to reduce the construction time.
