Is Buyers searching for small house in Chennai?

Q: Hi, currently I meet with one of my friends who are living in Chennai since last 20 yrs and he told me that right now Chennai people finding small home for residential purpose rather investing in luxury or big apartment? I just want to know what is the market sentiment going on in Chennai?

I am not sure one persons sentiment shows the entire city's preferences. Everyone wants affordable homes, so if they are available yes, rent is mostly for those who are not from Chennai. Other than that the amount of new luxurious projects coming up in Chennai say otherwise, there are a lot of locals and outside investors that want such properties, and the growth of real estate here is shifting to premium properties.

Chennai buyers actively seeking affordable houses.Naturally, those buyers such as owning a home is a better option than paying almost the same amount as rent. Affordable homes within 40 lakh are widely available in the city at a variety of locations.

In Chennai there are various area where you can look forwards for 1 BHK such as Tambaram, Madipakkam, Kelakattalai, OMR, Kolathur, Ambattur, Selaiyur, Padur, Pallavaram, Porur, Thiruverkadu, Navallur, Poonamallee, Urambakkam, Perumbakkam, Medavakkam, Chromepet, Potheri, Palikarnai and Sithalapakkam.

According to the Credai, the trend has changed in Chennai real estate. Right now, most of the builders were targeted on the creamy layer and constructing ultra, deluxe and large apartments with extra facilities like swimming pool and gymnasiums. But now the builders need to shift their focus on low and medium middle-class families who can only afford houses measuring 750sqft and below.

Hi, yes it is true that Chennai residential market changed their preference for large and medium sized houses to smaller ones a response to a sharp increase in realty prices. I notice is that the price of the apartment is increased from previous years, so it might be one of the reasons for shifting of market trends.
