Yes, the High Court had directed Hiranandani on a PIL alleging violation of the conditions in February 2012 to construct smaller houses on remain vacant land.

The developer's argument is that unless the land is fully developed, conveyance cannot be executed.

Hi everybody,
In a relief to residents of Hiranandani Gardens in Mumbai, the Supreme Court on yesterday dismissed a special leave petition filed by real estate czar Niranjan Hiranandani's company challenging a Bombay high court order that stopped him a few months ago from constructing small homes around their plush towers in Powai. The Supreme Court requested the HC to now soon decide a suit filed by these residents who are seeking conveyance of the land from the developer.

Last year, a single judge of the High Couirt had in January also restrained Lakeview Developers and others from constructing small 40 and 80 sq.mt houses after 8 housing societies, including Eternia, in the Powai Area Development Scheme took them to court last year. Because, the developer was merely following an earlier HC order to construct affordable housing.

Residents' main opposition is that no additional buildings can come up on Sector IV-A of Powai Area Development Scheme. They do not seem to want smaller homes in their "backyards". The developers had signed a tripartite agreement with the MMRDA and state to develop 230 acres in Powai for construction of MIG homes of 40 and 80 sq.mt.

This is my first investment in Mumbai. Although, i live in Virar, Mumbai. So, i want my investment safe. As i know they are very reputed developer in Mumbai and they have developed so many projects around the country. But i still need some information on them.

Hiranandani Gardens by Hiranandani Developers located at Powai, Mumbai offers residential township, sprawling over 250 acres of land. It is a G+30 storey apartment with three towers. It offers 2BHK flats in 1215-1230 sq-ft.

I heard that that they are offering lake side and Garden facing flats in 2BHK. Are they charging different price for several facing? What are it's charges? And what are the floor rise charges?

Very Gud Morning Shantanu,
Yes, they are charging Rs. 2.67 crore to Rs. 2.70 crore onward for lake facing flats and rs. 2.77 crore to Rs. 2.80 crore onward for Garden facing flats.

They are charging Rs. 150/sq-ft for floor rise.

What about project approvals and which all banks are funding this project? Are all approvals are in place? Have they got approvals up-to 30th floors?

Well Shantanu,
As per discussion with their sales guy, i found that HIranandani Gardens is a BMC approved project and all the approvals are in place. They have got approvals up-to 21st floor. Ans all the leading banks are funding this project.
