LBZ bungalows make way for three storey building.

Q: I heard in news, Delhi Urban Arts Commission is suggesting to raise the residential height limit.

Hi Mr Pranab,

At present, there is no standard rule for building height, and when a current bungalow is repaired, the stature and coverage must be same as that of the old one. According to sources, all the bungalows have outlasted their utility route back in the 1980s. These bungalows with high roofs/ceilings were constructed by the British when we had poor electricity supply.

@Mr Pranab,
CPWD authorities included that neither the government permit more height, nor it should allow to additionally consider expanding the density so that two bungalows can be developed on one plot. It is a big wastage of public open space for the solace of a couple of influential people. According to authorities, the government has a long awaiting proposition to redevelop these bungalows.

According to me, some urban planners and experts are not in favor of demolishing the heritage character of the area. Out of a built up area of 748 sq km in Delhi ,the NDMC area is only 43 sq km. Suppose you avoid Buddha Jayanti Park, Central Business District, Rashtrapati Bhavan and residential colonies like Jor Bagh as well as Central Vista, you are left with just a couple of kilometers of LBZ.

Hey Guys,
Sources uncovered that in year 2007, NDMC was requested to submit a suggestion on the LBZ standards important for bungalows and areas falling under colonies, including Bengali Market, Golf Links and Jor Bagh. The municipal office had suggested no progressions in Jor Bagh as the structures confronted Lodhi Gardens yet proposed 12.5% ground coverage, 20% FAR and a stature of eight meters with a specific end goal to hold the bungalow character of the zone.

Hi Pranab,
As per my knowledge, the commission has approved that the licensed ground scope should be 12.5% of the aggregate plot area and the extreme FAR would be 20%. This decision was taken after following the opinion of various stakeholders. This would mean more than one floor, and if the ground coverage is decreased further, another floor could be included inside of the limited height.

Hi Pranab,
I wonder, Is the stage being situated for the Lutyen's Bungalow Zone (LBZ) to be redeveloped? As per my knowledge, Delhi Urban Arts Commission (DUAC) has recommended that the height can be expanded up to 12 meters, which is double of the present stature of the bungalows. This would be sufficient to build a three storey building.

According to sources , height limit has been planned remembering the character of the region and the thick tree cover. Since the tree spread is a noteworthy particular element of the area, no home ought to be taller than the tree height, a report submitted by DUAC to the govt has proposed.
