Hi, I have just visited to see plot in vindhane village of 7 ghunta which is near to 800m of ranjanpada station.. They say that all the registration will be done online.. Can someone suggest is it genuine or not?
I yesterday visited the infratech they told me this plot is comes under U2 zone, I visited the site and there is no marking of plot there is only office. Any one guide me before I invested

Hi friends I had visited this site opposite ranjanpada station they r showing the plot from over a bridge which is not demarcated u actualt can't c the plot whether it is a marshy lane or not but I think it's a marshy land since u can c mangrows there , no demarcation , n most important they r giving group 7/12 which may b a big problem in future b coz if u want to sell the plot in future u will have to take NOC from all the people who's names r there in 7/12 so I would suggest invest in plots where they r giving individual 7/12 for ur plot only. The company is cheating the poor people. I had booked the flat in 2015 by paying Rs 1 lakh. In 2020, I went to the Belapur office to cancel the booking, but they refused to return the money. Please do not invest any money in this company

Dnt go to mahaland, its big fraud...while doing booking they dnt deliver all instructions...my booking amount not giving return....Mr. Hindu not giving all instructions and hiding some clause....so its big fraud....plotting also not done there and showing land from one point inly where u can not go there
I have booked a plot through Infratech sealink properties at Vashi, Navi Mumbai in Jan 2018. the company has booked on condition that 50% loan will be provided through the company. after booking the company made me to pay full amount and one year regular follow up the company has done registration of another plot having lesser value. Now after a lapse of 09 month the mutation of the plot is not happening because of various reasons. the company is procuring land with litigation at dirt cheap prices and sells it to their customers at high prices with false promises. Do not get prayed they are false company and only cheating poor customers. Thousands of poor customers are trapped in their trucks. they are not doing plotting. Not completing Pherphar Mutation entry as most of the land they have is illegal and acquired through fraudulent means. If you are planning to buy then first go to Koproli Circle office and enquire about plot title. We are the victim of this. INFRATECH SEALINK PRO

I contacted some agent called Sagar, he said the land is agriculture land cant do any construction in Chirle until Cidco Plans the Smart City there also there's no facility for electric or water, is it a good idea to buy land there? also Gayatri Contruction is trust worthy and how much they charge per Gunta? just a idea

Sarik i hv purchased 1 ghunta plot from them at 475000 out of which I paid 285000 n paid stamp duty 30000 in cash last year and now only my sale deed is pending duue to some problem from my end there is a delay in sale deed Mr Balchandra Pa
Hi All, I hv registered plot for 1.2 gunta at Ranjangao. Registereation done at Uran Registrar office also. AWaiting N.A. certificate very soon. If their docs are fraud, how I can get registration in my name. Not came across any cheating yet. Wl keep update once I got the N.A. certificate

Landscape reality is doing fraud with the public. please don't go with them. reasons are as flows.
1) No board name on their land. 2) No compound wall is done. Ex :- I can also say this is our land. 3) No any approved layout , no plan for local government authority. 4) No any national bank giving loan facility.
i have visited 04 to 05 companies for Rajanpada land. got the following information which is very negative.
1) Same land plot is being shown by all companies. 2) all companies are taking 50 % amount on the time of registration and remaining amount will be taken within next 06 months. but no one is ready to take balance 50 % amount after given the possession , after given the internal road , water supply and elect. supply and existing road to reach their plot. they are just commenting or ready to make for notary for development. as discussed , with advocate which is not valid by court. my all dears , please be careful , this is your hard work money.
Hi, I visited the the same scheme a week ago. Looking at your comment which is apprx 2 yrs old, my experience is latest. I didn't quite like their plan. They are showing off the properties which are nearby to the development area while advertising while showing the site the plots are quite far from the locality. Those are actually in need of waiting time of at least 10 yrs to get develop or get fair value. apart from that they say they will allot a land which could be in a good condition or a bad one. I am very confused too about their genuinity.

(Non Agricultural) for Residential purpose? 7) Is they have any prior permissions from any concern department of government? 8) What is the government valuation of the land and what is the selling price? 9) Is the land marshy or near mangroves habitat. 10) Is it legal to purchase Agricultural land for Residential purpose? 11) Is it legal to purchase 1 to 15 Gunthas agricultural land in Maharashtra? 12) Is there is violation of “Prevention of Fragmentation and Consolidation of Holdings Act”?
I was called by them 2 times for sale deed. But due to personal problem it was not possble for me. I am planning to pay entire 10 lakhs in next year and then make it.

Its a big project of 100 acres. So all land will not be in one gram panchyat.. You can choose your plot as per ur convinience, near to road or inside the future township. The rate also varies little bit.
HI sir, have u cross checked any of there document... because except 7/12 of land they don't have any other document or approval from government body... if u have any information on that please share.
In addition to my above comments I would like to add that the sweeper who came to clean their office was tip top and receptionist was wearing a torn Punjabi dress from both sides...just imagine what impression u will get.
Yes you are correct. I also noticed it. This company is targetting only MARATHI middle class people by displaying ads on Marathi News channels and News Papers. See the way how they display their ads. They are showing this is Property News. I think they are missleading people.

I visited the site yesterday. I saw Ranjsn pasa station under construction. They hv plot near to ranjan pads station. Which is for 10 lkhs per ghunta and there is other plot 3 kms away named Chirmer..Now I request all investors not to invest in this bcoz it has been more than 3 yrs. people who hv been given papers hv not been allotted plots. Now tommrow if goverr says we can't give permission being mangroves place then your money is gone...On the other hand I came to know that they hav taken 900 acre plot in ghodbunder area...rate is 7 lkhs per ghunta. The are just taking money from people and buying property. No allocation is made..These people only take your hard earned money and invest in purchasing other land. Good example is just visit their Thane office at deo corpora tower just look at their dress of the receptionist it is torn litreally...can u belive this?? Investment is at High Risk. Think 10 time before investing. Also you dont have the option to sale this and get money as complete developement in this area surely take more thank next 10 years.

No, From Vidhane Village to Ranjanpada Railway Station is about 23 kms. Don't buy such property which have no clear title. In future, you will be in great difficulty.

You should reply in his language that i will pay you 10% now and rest of the 90% after 10 yrs. Have you ever heard that someone has booked a flat in st floor and allotted in 15th floor?
Hi shantanu, Even I visited sealink properties. They dont want 10% now and 90% after 10 years. They are saying they need all the 100% money within 6 months. They directly told that if you dont have money now then come after 10 years to buy home and that time rate may be so high. When I asked about why you making agreement of vindhane village ? , they are saying this property (near by ranjanpada station propery) belongs to 2 to 3 villages i.e. chirle , vindhane and one more which i dont remember. But I dont think property near 100 mtrs from ranjanpada belongs to vindhane village because the closest village to ranjanpada is chirle. I think they are just cheating people.
i also visited the site near rajanpada stn, i queried several times to the office staff who was providing the detials. I ask for exact map of roads, open plots and the main sealink road which is passing through this project, but i haven't been showned the exact map of this.. So still confuse....on the same or this is purely a cheating chase...

You can file application under RTI asking for survey number, map and property card etc from office of superintendent of city survey. You can apply to any office of city survey if you do not have exact office address pertaining to Ranjanpada.
Look Sarika....... It is always better to go for ready-to-move property for a safer buy. Now-a-days delay is possession become fashion for the developer. They have a simple reply they are not getting approval. And the delay can be 3-5 years as i have seen in most of the reputed builder's projects. So, make up your mind for such delay and then proceed. I don't see any profit in such buy.
Right Khushi, And if you have planned then check all the legal approvals before registration of the property from the local body or Gram Panchayat, make sure that the lay out plan and floor plan has required approval, water and sanitation, basic amenities from the project site, infrastructure development in the locality, nearby market, bus stop, hospitals and the easily available transport facilities and then go for it. Check the credential of the developers, visit the project site and see the construction status of the project.
The project is under Landscape builders and metro city developers and they have bought acres of land in borkhar vindhane, which is located near ranjanpada station and they will also start their project for 1bhk, 2 bhk and ...... Theyb dont have any layout approvals, as they are saying that the land comes under gram panchayat, so they need approvals from gram panchayat.
