Q: i am planning to invest in they sealink.i have paid them 1 lac but rest of they amt i will pay them later. just wanna know that is this legal or its fraud bcz above comments i am reading it & it simplifies that its not legit

Q: Kesar Exotica has still not received oc.Can we buy in this property?What are the risks involved?
Latest Answer: Hi Abdeali!! Don't purchase any flat in such projects. The banks and financial institutions are most unwilling to give loan in respect of properties which do not have OC. Besides, no wise buyer will agree to purchase such property.

Q: Hi Friends,

Maximum resident has occupied the flats since last 3 yrs but builder has not given OC or Possession Letter. The builder says he has applied for OC but due to environment department there is delay.

What should be done in this case to protect flats by different owners. nor society is formed till because Registrar says they will not allow any society to be form which do not have OC
Latest Answer: And i hope Amarjeet, you will take it seriously and ask for the Occupancy Certificate from your builder. Having an OC work for another important purpose. This is a mandatory document which needed if you are applying for a home loan, while buying either a new flat or a flat on resale.

Hope, this time we will get the best regulation bill which will help the poor buyers and restrict builder to play with the emotions of innocent buyers....

Q: You can pressurize builders to complete housing projects or compensate for delays in delivery of your flat/apartment.
Latest Answer: Hi folks, One can also form a group in the same project and take legal action to get complaint compensate for . Other than cutting costs, this provides a better chance of getting justice faster.

Q: Hi,
I am looking to invest some money in property . Yesterday , I have visited Tirupati Balaji builders and Constructors's office . They showed me plan for Balaji Modern City . Its in Chiple , Bokharpada .

1) can anyone tell me about background of builder ?
2) Is there any future scope in this area ?
3) I saw some negative comments regarding builder . Are they true ?
e.g . late delivery , delay in construction or fraud
4) I saw most of projects by Balaji builders are cidco approved , banks are also offering . Then whats problem here ? why such negative feedback are here ?
5) Is it worth to invest in new panvel ?

Q: After getting problems in Tirupati Balaji Builders, they have started their new builder group in the name of Aditya Balaji City, New Panvel. These all are fraud people. They don't have any approved properties. Lot of people are struggling to get back their money after 5 years. None of the property has got the approval of NA from collector.

Q: Most of the people in this project have withdrawn their money. But the cheques have been bounced back. What is the procedure for legal action against this? To whom I should meet?
Latest Answer: Hi Girishma and Meghraj, It seems to me that you did not file a case for cheque bounce against the builder. By doing so you have missed the trick in as much as a very important weapon in your legal protective has not been used by you. But it is not so late, now that you did not file the case of cheque bounce, you can file a case for cheating and breach of trust in the court against the builder.
