Occupancy certifciates are a must for property buyers, as resale of these properties becomes a huge challenge without them. It is almost impossible for the new resale purchaser to avail the home loan without the OC. Hence it is crutical for home buyers of under construction and ready to move in apartments to understand the status of OC/CC. One of my friends mentioned that you can avail OC/CC verification services from Zippserv (https://www.zippserv.com/property-inspector/technical-verification-flat-bangalore.html), where a qualified civil engineer will visit the site and lets you know the exact "deviation" in your complex. If dieviations are in excess of 10% there are less chances of getting the OC. The prices looked very reasonable. I thought this is a great service and wanted more people to know about it.
Mahi Garg, Please don't believe the builder. Get verified by yourself. Go to the BBMP zone office and ask for plan approval document for the property. If the builder has violated the sanctioned plan, he cannot get an OC - period. He can get a duplicate OC - Beware, Builders are doing that now.
Rule of thumb, if SBI is not approving the loan, then the builder has not build as per plan or the builder would be black listed.
I would suggest you please buy the property from the reputed builder. The real estate marked has crashed and there are good deals for buyers. Don't listen to real estate developers who say that there are only few apartment vacant. Not possible at all in this scenario.

The project is ready to move in and it has got approval from BBMP and banks like HDFC, Axis, LIC Housing Finance and SBI. These days OC is mandatory as recently declared by the government.
Thanks for the information. However, i do not see this property in SBI approved list. Let me rephrase my question - Has any of the owners got OC or A Khata from builder yet?
