Revised Stamp Duty and Registration Charges in Gujarat
Q: Hello,
I would like to know revised stamp duty and registration charges in Gujarat State. Soon, I am going to buy "resale" property and would like to know all hidden charges which are excluding from the loan amount.
Home loan amount is 21 lakhs and property is 12 Years old. In addition to this, who will bear Stamp Duty?
Means, Seller/Buyer will bear it equally or wholly bear by buyer only?
Hi friends!! In form of Krishi Kalyan Cess, a levy of 0.50% is going to add up to existing rate of service tax on all taxable services which sums up to total service tax of 15%. Arun Jaitely, in his first budget had increased service tax rate to 14% from 12.36% and then added 0.50% as Swachh Bharat Cess from 15th November, 2015. Now, with krishi kalyan cess of 0.50%, the new service tax rate will be 15% effective from 1st June 2016.
Hi Everybody!!! 1) For transfers other than in (b) in urban area :- 8% + 25% of duty = 10% on market value of Property
2) For transfer relating to premises in Co-operative Society registered or deemed to have been registered under Gujarat Co-operative Society Act, 1961, by such society in favor of its member or by such member in favour of another member or for transfer of premises relating to Board Constituted under Gujarat Housing Board Act, 1961, or Gujarat House Board Act, 1972 or to which provisions of Gujarat Ownership Flats Act, 1973 apply :- 6 % + 25% of duty = 7.5% on market value of Property.
Whereas in Ahmedabad, stamp duty is charged at 4.9% and registration fees is 1% of the market price of the property or the transaction value, whichever is higher. But there is a exemption for the women property owners from the registration fees. From now onward, there is a hike in property tas as buyers have to pay Krishi Kalyan Cess-0.2% and Swacha Bharat tax-0.2% which is effective from June 1st.

The property proposed to be financed should be either in the sole name of the woman borrower or she should be the first owner in case of joint ownership.
Hi, In some cases for woman the rate of interest levied on a home is loan is lower. If the property is rented out, the entire interest on home loan can be claimed as the deduction against the net rental value.
For example State Bank of India charges a woman customer 9.70% whereas for others it is 9.75%.

1. Concession in Stamp duty
2. Low rate of Home loan interest
Hi, Very interesting insights just want to add me view point as several state governments offer stamp duty waiver to women property buyers and the percentage varies from state to state. In some states, if a property is purchased in the name of a female then the stamp duty levied is lower in comparison with what is applicable for a man.
Hi, as per my knowledge Registration fee refers to a fee levied on property transactions by state and also a sum of money required to enroll on an official register. It is generally mean to meet the cost of administration but may include damage deposits or taxes. Hence without registration, the property is called as illegal one.
Hi Jyothi , Buying property these days is not mens prerogative, women too are playing a key role in deciding on property purchases and influencing property-related decisions. Property buying has been mostly dominated by the males in the society but due to various tax benefits and rebates only for ladies, females are plunging in the property market. Several state governments offer women buyers a discount on stamp duty.
Hi Nishith, as of now Stamp duty is 3.50% and registration charges are 1 % in Gujarat. Registration charges are always paid by the buyer, not by the seller.
