Q: I want to purchase a flat for 35lakhs in ahmedabad and want to know the charges for registration and stamp duty.location of flat is near by vaishnava devi or gota.
Latest Answer: HI Amish, One has to pay a stamp duty of 4.9% in Ahmedabad whereas registration charges will be 1%. This rate is one of the lowest across the major cities of our country. Thus, you will have to pay Rs.171500 as a stamp duty and Rs.30000 as a registration charges as 1% of 35 lakh Rs.35000, which is more than 30000 so you have to pay Rs.171500 Plus 30000 so total is Rs.201500.

Q: Hello,

I would like to know revised stamp duty and registration charges in Gujarat State. Soon, I am going to buy "resale" property and would like to know all hidden charges which are excluding from the loan amount.

Home loan amount is 21 lakhs and property is 12 Years old. In addition to this, who will bear Stamp Duty?

Means, Seller/Buyer will bear it equally or wholly bear by buyer only?

Please guide me.

Within 4 months of the sale deed one needs to pay stamp duty and registration charges else we will have to pay penalty.

Sale deed is made after agreement of sale.
But I am unable to verify as to when is the sale deed made? Can the sale deed be made just after booking the flat and signing the sale and the construction agreement or is it made only when the builder hands over the flat?

Latest Answer: Hi Praveen, "Sale Deed" is the instrument/agreement by which the property is actually transferred by vendor to the purchaser after the receipt of the full consideration amount. (Actually sold and purchased). If you builder hand over the flats then go for the sale deed otherwise you have to face a lot of difficulties once the project get delay. So, be careful.
