how do i verify that builder has taken all necessary approval and papers are genuine

Q: I am discussing with a new builder for a flat, i need to verify the papers with lawyer, however the builder says i need to give them post dated cheque in order to get the copy. Is this standard process. I am first time buyer

Hi, Thanks. This is the first project of the builder, others are still being developed. This property is in hosur road. The builder has power of attorney from the land owner. Is this aspect a problem. They proposed to check documents after submission of post dated cheque.

You can give them a post dated cheque and check all the documents. If documents are in place then go ahead or if you feel that the documents are not good to go, you can cancel the booking. Anyways it will be a post dated cheque.

Hi Sagar, In this case you can visit some of their completed project if any and try talk with the owner to get an idea about the builder and his genuineness. You can also give him post dated cheque and verify all the documents with the help of a legal expert.
