Our current govt. know it very well. Understanding the direct co-relation between infrastructure and demand in realty sector, the Central Government has given complete freedom and flexibility to State Governments to design and execute basic infrastructure facilities. For all the projects approved, the government will contribute 50 percent of the funds with an equivalent amount to be organized by the states themselves. This revamp of infrastructure in 272 cities and towns will duly fuel and introduce a fresh wave of realty demand in near future

I appreciate the center's initiatives. The centre has identified 482 cities and towns, each with a population of one lakh and above as AMRUT cities and Rs 11654 crore has been announced for upgradation of 272 cities and towns. This upgradation will help these regions to fulfil the basic needs for real estate to perform and succeed in the long run.

The government has given a green signal for Rs 438 crore investment in 18 cities identified in Haryana during the next fiscal year. Likewise, 9 cities in Chhattisgarh would get Rs 573 crore and a sum of Rs 416 crore has been assigned for 12 cities in Telangana and Rs 588 crore for 9 cities in Kerala. The largest chunk of funds is being earmarked for West Bengal with a sum of Rs 1,105 crore meant for 54 cities and towns across the state.

And for the growth of civic infrastructure, centre has also approved investments worth about Rs 2386 crore towards water supply projects in 58 cities, Rs 495 crore for sewerage projects in 17 cities, Rs 106 crore for storm water drains in 9 cities, Rs 61 crore for urban transport in 9 cities and Rs 72 crore for development of parks and green spaces in 102 cities during this financial year. The centre and the state governments will together invest about Rs 11654 crore to make available 135 litres of clean drinking water per person each day and provide sewerage linkages in all the 272 cities. What more we can expect from a one and half year old govt.

It is true that a perfect habitat is one where civic infrastructure is in place along with proper sanitation, availability of urban transport, sewerage disposal, water and electricity supply, etc. With AMRUT’s aim to upgrade the infrastructure, it will be most crucial if realty sector is to perform in Tier 2, 3 and 4 cities. The mission of Housing For All will also gain a much needed boost once infrastructure in regions get corrected and private developers also start picking pace.

Hi Folks,
We all know that earlier this year on 25th of June, the current Government of India had announced development of 500 cities under the Atal Mission for Rejuvenation and Urban Transformation (AMRUT) plan for Smart India Mission. For the same, centre has finally begun with efforts by clearing proposals worth Rs 11654 crore that are aimed towards improving basic infrastructure and facilities in 272 cities and towns, which include investments worth Rs 3120 crore in 102 cities and towns.

The much awaited infra upgrade plan for the country is finally underway. Infrastructure in any region serves as the backbone for its realty sector and this amount will allow the regions to develop a platform for the realty sector. This move will gradually help shape the future demand for housing and office spaces thereby increasing its prospects of being accepted by the potential customers.

Is there any guidelines for the Smart Cities mission?

Welcome Shaunak,
Minimum area norm for retrofitting is 500 acres, for redevelopment-50 acres, for green field projects-250 acres. This will be 50% for North-Eastern and Himalayan states.

Special Purpose Vehicles to be set up for implementation of smart city plans with 50:50 equity of States and urban local bodies.

Central assistance to be used only for infrastructure projects which have larger public benefit.

10% of energy needs to be met from renewable sources, 80% of building construction to be green and 35% of housing in green field projects to be for economically weaker sections.

It is also came to know that an Inter-departmental Task Force to be set up to coordinate all aspects of smart city development.

Hey Guys,
What about funding? Don't forget that these projects cost huge. I heard that the Cabinet has approved about Rs 1 lakh crore investment on urban development under Smart Cities Mission and AMRUT with outlays of Rs 48000 crore and 50000 crore respectively.

@Rajiv,
A total of RS 50000 crore has been assigned for this scheme which will be used to provide a total of 2 crore houses will be built for the urban poor. Under this scheme, central government will provide an assistance of Rs 1-2.3 lakh for every house.

Under AMRUT, the central government will provide 30% of the overall cost, if the city has a population of more than 10 lakh and 50% if under 10 lakh.

It is also heard that each smart city, selected through a city challenge competition, would get a Central help of Rs. 100 crore/year for 5 yrs. A total of Rs 48000 crore would be spent on creating 100 smart cities across India.

And remember that 100 smart cities will be selected on the basis of a city challenge competition. In the first stage, each state and Union Territory will give a score to their cities on the basis of 4 parameters, including existing service levels, institutional systems and capacities, self-financing and past track records.

And the top 20 cities will be finally selected for funding in the phase-1. And for AMRUT schemes, states have been asked to recommend cities which can be included under this scheme. Under AMRUT, funds will be allocated in view of the urban population and number of cities/towns in each state/UT.

Yes, after seeing the recent launch of 3 mega urban development missions - Smart Cities Mission, Atal Mission for Rejuvenation and Urban Transformation (AMRUT) and Housing for All (Urban) by Prime Minister Narendra Modi one can easily same that India is going towards Urban Development.

Both the Smart Cities Mission and AMRUT are aiming at enhancing the quality of urban life and providing a clean and sustainable environment to about 100 cities. employing smart solutions for the efficient use of the available assets, resources and infrastructure. on the other hand, AMRUT which replaces the Jawaharlal Nehru National Urban Renewal Mission targets upgrading urban infrastructure across 500 tier 2 & 3 cities.
