But the major issues are with the Indian developers. They have had to wake up to certain fixed market realties over the last 2 years. In many cities, the have misjudged where they actual demand is and how much buyers including NRIs are ready to spend on their 1st and 2nd homes.

True.....and because of that real estate developers in India are now becoming quite serious about right sizing and right pricing their products to make them attractive to a larger cross-section of customers.As a matter of fact, smaller, better designed and more deserving homes are very much in exhibit when we study the project launches in 2015.

Similarly, residential property prices have progressed in both Delhi and Mumbai. Good returns can be expected only if investor's investment period is 3-5 years. Then they can expect annualized returns of 10% from the 3rd year on. Slow sales, mainly in the luxury section have led developers to offer several attractive financial schemes.

@Lekshmi,
And one more thing i want to explain here that NRIs aware about the India Real Estate which once again presents them with a very hot investment proposal. And they are ties with their country of birth. But sometimes destroy to a certain limit. The wish to earn a reasonable profit on investment back home does not.

Even i think so Veena......they do have their own tendency and preference when it comes to where to invest. They are mostly prefer to invest in their states of origin, mainly Kerala, Karnataka, Tamil Nadu, Maharashtra and Delhi NCR.

Yes, since the residential property has piled up in two major cities of Delhi and Mumbai, investors are currently very well placed to get good bargains in these markets, as most of the developers are offering discounts and attractive financial schemes.

Righ Lekshmi...............and the major advantages that UAE based NRIs have is that they earn in Gulf currencies that have traded strongly against the Indian National Rupee. This factor satisfy a part of the house cost already. However, the rupee is limited to strengthen further and this difference between the currencies will reduce as the Indian economy grows under a strong government at the centre.

Then it should be a good news for both home buyers as well as for the NRI. Because social and civic infrastructure is being developed in most of the larger cities, which means that more hospitals, schools and shopping malls as well as improved connectivity and availability of utilities are resulting in higher comfort of living.

But don't forget that the investment opportunity lies less in the Indian real estate sector's speed of growth than in its overall dynamism. As such, it is the right time to investment in Indian real estate but your investment period would be long-term which would liquidate very well indeed as long as healthy investment decisions have been taken.
