What are prospects of buying residential property in Dwarka L Zone
Q: There are so many residential projects in L Zone Dwarka but right now there is absolutely no infrastructure in the area. Builders are selling apartments by saying buyers that l zone will be a smart city in next 4-5 years. Is it really possible? What is your opinion regarding time taken in building basic infrastructure in L Zone (forget about smart city). Is it worth to invest 47 lakhs for a 2bhk flat in Victorian Privilege project in L zone by Victorian corporation developer?
Maybe it the appropriate time for investment in the L Zone under the DDA Masterplan 2021but the buyer should not forget that extra time on the real use of the schedule on the land require by the authority. In L zone there only society can sell their project because land status is agriculture so there is no approval so builder can not sell their projects,and keep following points before investing in l zone
1-check registration of society and back ground of promotors,
2 always check the registry paper of land parcel
3-Check the locations of land parcel as it would decide your land

L is probably is best place to INVEST in delhi and ncr but you should be careful while INVESTINGand remember my following points
1-Here risk factor is TIME so do not INVEST for short time or with debt asset,here you can invest your surplus MONEY because here you have to wait for return.
2-Now if you have some long term investment plan then only you should move to L zone,so put your money in trusted brand do not go for discount,price invest in big and registered promotors.

BE careful,there not plots in approved area available for sale,almost 80% land of this area to sold out to builders and investors,plots are available in unapproved areas,

Builders can not sold their project in L ZONE as they can not do ethically if this would be story Top class builders would start selling their project as every one love money. Land status is agriculture so builder can not sold unapproved projects and but societies are taking only land cost for purchasing land only society model is acceptable at this moment. Beware of small builders who claim their big background,offerring lucrative assured return and selling their project twice,, Check the background who claimed more than 55 project delivered ask him HOW MANY THIS BUILDER DELIVERED AS BUILDERS .

Mr James is saying, construction work will start in 2017 (that too is not certain) and delivery in 2021. Even land pooling hasn't finished yet and land is not final. That means there is nothing on ground, everything is on paper.
Hi Vinod, Like you said, currently land pooling is going on. But there must be some time period for this. And yes everything is on paper. DDA has taken this initiative of land pooling, so that in future there will be no land litigation. So that there will be no dispute between builder & buyer. Definitely it will take some time. Once land pooling is done, builder will begin the construction.

Builder quoted price is around 4500/sq-ft. This project is located in one of the decent most preferred investment location. It is expected that possession of this project will be in 2021 December.
Yeah, I believe investing in this project is not a bad idea, may be this location will take 3-4yrs to be fully developed, but still as compare to other nearby localities,this is an ideal place for investment. You will pay 10% for booking, then after 1yr only you have to pay again 10%. If that time you want to close it, you can do it,no issues.
Currently booking is going on. This project will have G+18 floors in around 8acres of land. As of now land pooling is going on. Once the pooling will complete, then builder will start construction. So around year 2017, the construction work will start. Project will come near to IGI airport, Metro station as well as Cyber hub.

Hi guys, Future of this location is not bad ,not good even. If you are buying plot, you have to wait 4-5yrs. If you are buying to construct your dream house here ,still then you have to wait for 4-5yrs. And one more thing as per sources, it is quite hard to find apartment in this location, only plots & plots are available.
In my perspective, right now,residential property land is all the more in Delhi which is insufficient to take care of the demand. Thus, it has ended up vital that new zones be opened up. This policy will illuminate the intense lack of area in Delhi and make the capital a world class and economical city.
I will neither say this is a developing location ,suitable for investment, in same time nor I will say development authority has full control of this location, so you can invest here purchase for future construction.
