I think there is a chance of good negotiation, because the real estate sales are not good last two years and builder are giving huge discounts in their property. So, anywhere around 2600-2650 will be a good buy.

If you are seriously looking forward to buy the property and want to get a good deal, then do not show your eagerness to buy. Hide that over enthusiastic and needy person inside you. Hide your temptation and do not show that you are dying to buy the property.

I agree with Ravi,
The agents/sales executives are paid commission on closing the deal and they will go to an extra mile to close the deal with you. Show them that you are not in hurry and your life does not depend on the property. Show them that you are a serious buyer who is not in hurry and if they have to win you, you will require a good incentive to invest money.

Before buying a property you must check for the proper conveyance of title in favor of the builder, check the license/development right/ approvals of builder, check for clear and marketable title of the project, ensure execution of proper allotment letter or sale agreements on your payments, ensure that reputed financial institutions approve the project. Ask for the Intimation of Disapproval and Commencement Certificates are in place for execution of the work. You should also check the tentative layout plan and verify the plinth area.

Hi Suresh,
Both the localities are good for investment point of view. But are entirely two different markets with different price ranges. As both the localities situated at a distance of 108 and 120 kms respectively from Mumbai. Comparatively Palghar is a growing market where rates are still reasonable and investment will bear good returns in the future. So in other words investing in Palghar can be a better proposition than investing in Boisar.

Palghar is easily accessible from the Mumbai-Ahmedabad National Highway (NH-8) and with the local railway line from Virar expected to extend upto Dahanu, connectivity to the locality is set to improve even more. This is expected to further boost real estate prices here.
