Hi Suresh, I would like to share my personal experience with you. I left many profitable deals Rs.1200/sq-ft. in 2004-2005 & kept waiting for property prices to fall. Every time i decided to buy a property, i thought prices are high and will fall but prices never fell and my wait for right price goes on. Finally in 2011, i decided to come out of this mindset and brought a property Rs. 6000/sq-ft i.e. 4 times more than 2004 level. It means, in those 7 yrs prices increased by 5 times. The flat which costed approx 25 Lac in 2004 was costing 1.25 Cr in 2011. I lost an opportunity of Rs.1 Cr profit.
Right Dhiraj, Property prices are always range bound and never go below lower bracket of range. Current price per square feet in Palghar East is Rs. 2750/sq-ft approx and in West, it is Rs. 2550-3800/sq-ft. Don't expect that the prices to go below Rs. 2550/sq-ft. except distress sale or properties with inherit disadvantages like south facing property or property near graveyards.
Nakshatra is a housing community that has been developed by the Nakshatra Group in Palghar (W) Mumbai. The locality seems to me is better the locality of VBHC. As Western part is more developed than the eastern parts. Road and Rail connectivity is also good compare to the eastern parts. In eastern parts lot's of illegal construction is going on. So, be careful and ask all the required documents before investing in VBHC.
Right Rakshit, As far as developer is concerned, Both the developers are reputed as well as successfully completed their projects on time. Haware Engineers & Builders Private Limited was established in 1994 and having 21 yrs. of vast experiencing. The company has successfully delivered 14 projects in and around Mumbai.
Whereas, VBHC Value Homes Pvt Ltd. has more than 5 completed projects across the nation. So, i would say both the developers are good in terms of transparency and timely delivery.
But one thing i would like to say that the VBHC projects has all the necessary documents whereas no information found for the same from the Havare Nakshatra.
