I am planning to buy a 2BHK house in this project. I would like to know if investing around Rs 45 lakhs in this project is a good idea? As far as I know, it is competitively priced at Rs 3299/sq.ft and it is just close to IT parks. It would be great if someone throws more light. Also, can someone say how prompt and good are Radiance?
I have bought an apartment with radiance in Visvamoda at Warren Road, Mylapore and believe me, they are the best builders available in Chennai at present. From the legal formalities to the paper works and others, while purchasing the room till the time we made it our residence, the entire process was so smooth process. Usually it is hectic period for any person and my past experience with a builder in Mumbai was a little bad, so I was taken aback by Radiance Realty. I have been in this apartment for the last 3 years and you can trust them blindly, they are best at their job and plus I think you have a great opportunity to book a flat in an area like perumbakkam.
After visiting Radiance mercury I finally made my decision to make it my home as I just loved the way radiance realty has given space to everything here from the compound to the lobby, from the living room to the rest room everything is so beautifully built that you cannot resist making it your home. The location is perfect too. Its like a dream investment for realty investors out there.
Hi Kashal, When I was contacted with the salesperson for this project they said that project is in pre-launch and project is expected to complete till dec 2016 and Project is close proximity to Pari Chowk and Formula One Circuit and behind global hospital, off OMR Perumbakkam.
Hi, Builder is providing bore well water supply for this project and also taken approval from CMDA. Right now ground work are going on and till Dec 2016 builder are supposed to hand over the unit to the owner. Builder tie up with ICICI, Axis Bank and he will provide all assistance for getting a bank loan.
Thanks for the valuable comments. I am confused in choosing between this project (Around 5 km from Shollinganallur) and few projects in Thalambur (2 kms from Navalur, AGS cinemas). All these projects are similarly priced.. Which project would you suggest me to invest in?
Perumbakkam area is a nice location peaceful place with good ground water reachable to all it sectors and main junctions like tambaram and medavakkam. My personal advice is to go for this project as this project comes with various amenities and planned structural layout.

Radiance Mercury is the residential project situated in the fastest developing area of Perumbakkam. The project has 546 unit spread into 7 Block and right now only two block is open C and G Block. The project is in pre-launch stage and rate per sq ft is Rs 3299 per sq ft. According to salesperson, the builder is giving few discount in this price.so I think this is a good project with affordable price range.
Yeah Charan, The project will have 546 units spread over 6.2 acres of land with a mix of 2, 2 + Study and 3 bhk units area ranging from 966 sqft to 1475 sqft. Radiance Mercury has one exclusive block of compact 2 bhk units from 610 sqft and studio apartments from 500 sqft on wards. Phase I will be handed over by December 2016.
