Why Should I invest in a property at pre-launch stage?

Investing at the soft-launch stage is more risky than at the advanced stage. It is not advisable for a person with a low risk-taking ability unless the project is by a reputed builder and has all the necessary approvals. The project should be approved by reputed banks as well.

One should invest in Ready to move projects if he dont want to take risk. this days most of the potential buyer should look for ready to moves project rather than under construct project.There are no problems with investing at the completion stage, in fact this is the least risky stage to invest in a project. However, the rates would be significantly higher than at the launch stage.

In my point of view the best time for investing in a newly launched project is at the time of the official announcement. At this stage the developer would have got all or most of the clearances and a sample flat would also be ready.This stage of investment potentially delivers better returns because this would be the time at which the project pricing would be at its lowest.

Projects in the pre-launch or soft launch stage usually include the risk of approvals. The Authority approval for projects remain in progress during this phase.But in this stage one should enjoy the lower price bracket of projects.

I think before investing any kind of property one should check following things:
1) The credibility of the developer and his track-record for timely completions.
2) Check the quoted price whether it is a real bargain as against exiting property rates for the area in question.
3)Look at all available options within that location that fit your budget.

Buying property is one of the dreams of every persons. Buying a flat at pre launch stage of a housing project is a risky bet for many. However, one can reduce the risk by sticking to reputed names and by conducting due diligence.Buying a home is a costly process at the best of times.
