Q: At L-Zone dwarka, What i have heard that intially builders are asking for land cost which is min 15L..on which there is no loan..Now my concern is that how a cnormal salaried person can buy property as 15L is very huge amount & same is not possible without loan..
It is a fact that for many individuals to pay 15 lakhs towards the land cost in one go is an expensive affair. This is a trend which is in the L Zone market and investors, because of no other options are investing this high amount. I will not advise you to take a personal loan and pay around 15%-16% as interest and then take another loan at construction. I am R K Mathur and I am looking for investing on a project in L Zone area in New Delhi. I have gone through the documents from DDA and various other builders in regards to L Zone and land pooling. Though DDA and urban ministry through their plans and documents are ready to accommodate a huge population by 2021, however, I do not see much action going on and feel dicey. I read your previous comments and advises and according to me you are the most genuine consultant in regards to this area of investment. Can you please tell me if it is going to be a profitable venture? Also the bsp over there ranges from Rs.3200 - Rs.5000, both of them say are best but do not have any sample to see. The reason of no visible action is because the policy is on papers and the notification for submission of land is not yet declared. List of the only company able to selling their project if the country standing is agriculture,, it is the e-mail why top class constructor while they do have good land bank as here, but not selling their project. Only listed society can to sell their property in l zone since they have been collecting only land cost to buy land.

In L zone there only society can sell their project because land status is agriculture so there is no approval so builder can not sell their projects,and keep following points before investing in l zone
1-check registration of society and back ground of promotors,
2 always check the registry paper of land parcel
3-Check the locations of land parcel as it would decide your land
