I have got a 2bhk flat 600sft carpet area in huda housing scheme at gurgaon sector 70A.The builder name is Pyramid infratech.The cost of flat is 21.5 lac.Pls let me know is it worthful.How much returns i can expect after 5 years.Also let me know how much rent i can get after 3 years from that flat

Hi Guys,
As per the latest news, NGT ordered every NCR authorities to generate special committees which will investigate the consumption of ground water at construction site by developers or builder. Kindly discuss.

According to current news, the court has requested city authorities to establish committees/groups, that will have agents from the respective authorities, the Central Pollution Control Board (CPCB), Central Ground Water Board (CGWB) and some others. The committees will maintain the records of how groundwater is being utilized at builder construction sites in NCR.

According to Rahul Chaudhary, construction is going on over a few areas, for example, Noida, Faridabad as well as Gurgaon. The committees will concentrate on all projects to make a broad database. As per sources, the following hearing about the case is scheduled for mid-October, with the committees anticipated that would present their reports before that. NGT had before requested development of a seven-member committee to test infringement of its prohibition on groundwater extraction in Noida and Greater Noida, taking after a CGWB report indicating rapid decrease in groundwater levels in both locations.

If this ground water issue will not be resolved by time, then there will be scarcity of water specially in Noida & Greater Noida.

Through prior requests, NGT has made it compulsory for builders to utilize only STP processed water at the construction sites. But objections about groundwater extraction for construction are not extraordinary. NGT had set up a comparable committee in 2013, to examine construction sites about illicit water use. With the latest order, the green court expanded the extent of the survey to incorporate all cities of NCR.

According to the officials, in Noida, project engineers of the city have been coordinated to constitute groups/teams and present a report within 2 days. Very strict action is on the cards for failing real estate builders pulling out groundwater infringement of NGT requests.

According to Mr Manoj Rai, officer on special duty (OSD), Noida Authority, all the project engineers heading the 10 work circles in Noida have been solicited to direct assessments from their individual locations. As indicated by authorities, all of Noida as well as Greater Noida's work circles covering the twin urban cities different land pockets will be examined for infringement.

Project engineers will assess the construction locales and report if any developer is abusing the groundwater for construction reasons. Very strict actions will be made against any real estate builder observed to be mocking NGT rules. Senior GNIDA authorities have given out comparative guidelines to their project engineers.

As per sources, in year 2013, NGT had controlled all builders in Noida and Greater Noida from pulling out groundwater for construction or some other reason. However while listening to a plea with respect to illegal groundwater extraction, NGT requested a committee to perform a surprise investigation at construction areas in Delhi-NCR & report will be submitted before October 13, 2015.

According to different sources, the average residential price of this sector was around 5500/sq-ft in October 2012. After many ups & downs, the has touched around 6900/sq-ft in July 2015.So definitely it shows significant growth in price trend. So if you are planning to invest here, then after 2years you will get a very good return. There will be around 20%-30% hike in property price , as per the current market scenario.
