Right Sandeep,
I have talked with their sales team regarding this project and the booking amount. You have to pay 30% upfront and and another 10% at the time of start of work. There is no clarity on payment of development charges and infrastructure charges. You have to pay Rs. 5 lacs as a parking charge.

Even i visited the project site and saw the sample flats but my only question is how do I find out whether Oyster living will be able to deliver the possession by 2020? Also how can I check the legal approval for the property?

Hi Rishi,
Ask for the legal documents and verify it by a legal expert. You can also ask for the latest tax paid receipt and verify it by local municipal. They will tell you if there is any legal issue with the land or in approval.

If you are rally interested in this project then you must visit the project site and experience the reality. As of now SIte is full of Slum. there is no sign of removing Slum from Plot. Developer has not yet finalise and submitted the plan to Slum authority for Annexture 1.

As far as builder is concerned, Oyster Living is a well known developer in Mumbai. They have successfully completed 5 projects. But you can not rely on the basis of their completed projects.

I can only say that before buying properties in any locality or with any builder, check out all the necessary approvals, project connectivity, project location, basic amenities nearby and the infrastructural development of the locality.

If the builders have required approvals then there will be no delay in possession. And if there is no delay in possession then there is no negative remarks on them.
